About this apartment rental

Residenza Oltrarno, is on the first floor of a beautiful old building, where you will have a lot of space and comfort that meet the needs of those who want to feel at home while traveling.
The apartment is located just outside the city ZTL (limited traffic area) 500 meters from the historic center of Florence and can accommodate up to 10 people.

Residenza Oltrarno is composed of a large entrance hall with a corridor, a large dining room, a spacious kitchen, three bedrooms (all with air conditioning and heating, which can be controlled independently), 2 independent bathrooms.

The rooms are very quiet because they are equipped with double glazing and double windows that guard the secret of true rest and are:
the San Frediano Room which has a double bed and two single beds, the Santo Spirito Room (with a small terrace) and the San Niccolò Room (with a small patio) each with a double bed and a single bed.
Each network and mattress are of orthopedic quality.

The two bathrooms are:
the green bathroom, equipped with a bath that can also be used for a shower.
The pink bathroom, equipped with a large shower with aids for disabled and / or elderly people.

The living area consists of two rooms in one and which are respectively: a dining room, with an oval table where up to 10 people can take a seat (stretching it to organize wonderful dinners with friends or family) and a lounge where you can spend happy moments, on a comfortable three-seater sofa also taking advantage of chairs and armchairs, in front of the TV or simply enjoying a coffee, a drink or a good read.
The living area is also surrounded by a tarrazzo (with table and chairs) overlooking the adjacent square.

The large kitchen is obviously equipped with all the tools and equipment necessary to prepare lunches and dinners.

The apartment was nice and clean and bright, in the authentic part of Florence. (Note there are about 25 steps up to the apartment.) We loved the location with bus stops nearby, and grocery store and cafe bar directly across the street where we had morning cappuccinos and purchased our bus tickets for the day. Filippo was awesome, really helpful in showing us on a map all the points of interest to us. Also I appreciated his quick response to any questions we texted him about (not to mention he ordered taxis for us when needed).

Our stay at Filippo's apartment was excellent. Where do I begin? To start, the welcome, checkin and information provided went above and beyond. Filippo is extremely friendly, responsive throughout our stay and so helpful. The apartment itself is huge (we rented the entire space, but I think you can just book one of the 3 rooms if you wish). Booking the entire aprtment felt like home with a kitchen, full separate dining and living room with a lovely wrap around balcony that overlooks the street and park across. It is perfect for a group or family. The bedrooms, bathrooms and living spaces were all clean and as a group of women, we felt super safe here. The location is ideal too with a big grocery a 2 minute walk away, a cafe across the street and many bus lines no more than 5 minute walk to get you anywhere in Florence. I can't say enough about the Residenza Oltrarno. We would absolutely stay here again. Grazie mille Filippo!

Our host was great at sharing lots of activities and links of things to do and places to see around the city! He helped to book us taxis the day of our departure, which was so wonderful. We had a great meal at a small restaurant nearby the night before we left. It is a bit of a walk to get into the city, but the balcony make it worth our while to stay outside the hustle and bustle!

A bit out of the activity of Florence but very walkable, 20 mins from Ponte Vecchio. This was a huge, comfortable apartment with multiple balconies. The beds are a bit uncomfortable but overall one of the best apartments we have stayed in during our trip to Italy. Filippo is the host and very friendly and communicates clearly and often. He makes many suggestions which help for first time travelers. Def recommend

What a gem! I can't recommend this property enough. Filippo is amazin resource for all your travel needs. There is a cafe, supermarket, restaurants and bus stops just steps from the front door. The apartment contains everything you need for a comfortable stay.

Great size apartment that can accommodate multiple people/families and very clean. Host is excellent and provided a lot of information on the area and things to do in Florence and the surrounding area. Dining options are limited in the area surrounding the apartment but there are plenty across the river in Florence within a short taxi or bus ride. Apartment was fairly quiet even though there is a busy street right outside but parking is somewhat difficult if you rent a car as you must find an open parking space on the busy streets and must pay for the parking every day except for Sunday. If you do have a rental car and park, I highly recommend using the Easy Park app instead of paying at the metering stations. The app works in most places in Italy and Europe.

Just a wonderful experience all around. The apartment was perfect in every way - lots of room, very well equipped and quiet. Fillipo, the host and owner, was WONDERFUL! Our host Filippo was so responsive on internet before our trip and sorted any problems and requests we had. He gave us a thorough orientation to the apartment and filled a local map with key info. The apartment is in a lovely older building across from a small park and within short walk of good food and large supermarket. Our host was so helpful and friendly. He made special accommodations to meet our group as we arrived at different times. He spent a lot of time giving us recommendations to visit the city. The apartment was very clean and had everything we needed. Very close to the grocery store and a coffee shop. Walking distance to the sights or a 20 cab ride. Great pizza and coffee close by.

We are a group of 4 adults who stayed for 5 nights at Filippo’s beautiful apartment in the Santo Spirito area of Florence. When we arrived, Filippo gave us a detailed tour, explaining how everything in the apartment worked, what sights to see, favorite places to eat, nearby grocery stores, etc. He could not have been more helpful or accommodating- even arranging a taxi for our return to the airport. The apartment is huge, the bedrooms large and comfortable. Lovely furniture and art, and well-equipped for everything one would need. The balconies were an added bonus. We all agreed that if we’re ever back in Florence, we would definitely stay here again! A true taste of renaissance Italy. Thank you, Filippo!

Wonderful property and location. It is located just over the bridge away from the middle of town and noise, but within walking distance of a grocery store, restaurants, and, of course, the museums and shopping. Our property manager Filippo was great and so helpful. The property was just as advertised, lots of room and two lovely balconies. I don’t have enough good things to say about our stay. The apartment itself is clean, huge, and so comfortable. We were a total of 7 people and we had a wonderful stay. The location is great as well. Easily walkable to the center of town - lovely walks along the river, wonderful full supermarket just across the street as well. Now to Filippo the host. So so wonderful. He was so nice and kind and helpful. Very helpful, gave many recommendations that we loved and was also very responsive. Great place for a group - if I come back to Florence I’ll certainly stay again.

Filippo was am amazing host. We traveled with a group of women for work and fun. Filippo helped us call cabs throughout our trip via a messages on whats app and gaves us tons of local stores, cafes to get food etc. The apartment is huge. Great for a large group. AC in the living room is not too cold but in Florence this is normal in the summer. AC is the bedrooms was great. Also the apartment is a little far from the center so you must take car, train or bus to get to the center of Florence. On a nice Spring day you can walk if you like walking:) safe beautiful neighborhood. Thank you Filippo!

This is a great value place. The location is perfect. It is close to everything but in a quiet, easy to access spot. There is a supermarket extremely close and You can easily walk or take the bus everywhere. Filippo, the owner, is a great communicator and very supportive for anything you might need with respect to your stay or information about Florence. It was terrific for our family group of nine. Plenty of room and a great dining room table where we had a delicious homemade meal acquired from the supermarket. We also enjoyed the best pizza ever from a recommendation Filippo gave us for our second dinner. This is a terrific place if you're looking for overall value.

Filippo met us at the apartment and provided many suggestions for restaurants, sightseeing spots and where to get public transportation. He even arranged taxis on two separate occasions. The apartment is so spacious that 6 adults and 3 teenagers fit very comfortably. We got some rain and appreciated umbrellas were available to use. When one of the bedrooms AC was not working well we contacted Filippo and he responded very quickly to provide assistance. It was great having a grocery store less than a block away. The building is quiet; on a busy street so you hear some traffic noise with windows open. Filippo is a great host! I would stay here again.

Phillipo was an excellent host. He was at the apartment on our arrival and is warm and friendly. Phillipo pointed out areas of interest in Florence on the map and sent through a significant amount of Information on where to eat, transport options and important sites to see. We loved our time in Florence because of the information he provided and his willingness to go above and beyond to make our stay memorable. Loved this apartment. Plenty of space for our family of 10. Host was very helpful. The only downfall was the distance to the main attractions. With young kids, it was a long walk. Taxi's and Uber's are either hard to find or expensive. Would definitely stay here again.

We traveled with our elderly parents. The apartment was well equipped and decorated nicely. It is a busy street which we are not accustomed to and although the distances to city center are manageable for most people they were too long to walk for my parents. Fillipo was extremely helpful before our arrival and during our stay.

I highly recommend considering this spacious, charming apartment if you’re visiting Venice. The apartment is absolutely huge and could easily accommodate a large family or group traveling together. There are several great restaurants close by, a great little café just across the street, and easy access to public transportation. This apartment was the perfect place to enjoy an inter-generational vacation in Florence. My grandsons had ample space to spread out and the adults often "retreated" to the multiple small outdoor terraces to enjoy the late afternoon sun, and the peace and quiet of the location. Easy access to the center of the "old town" yet located in a quiet residential community. The apartment was within a comfortable distance to walk to everything we wanted to see in this amazing city. Fillippo was absolutely wonderful to work with. He was very accessible and answered all of my questions promptly and courteously. It was a wonderful vacation and we were so delighted to have this large, welcoming space to return to each evening. On our departure day, Fillippo's wife helped us to arrange a taxi to the airport. The property is exactly as listed and is in the old neighborhood, quiet beighbirhood with tram and bus routes are right outside the door. Filippo is absolutely wonderful. I stayed here with my family and we each had our own space with a lot of room to get ready for the day. The terraces/balconies are beautiful and a great place to have your coffee or read a book. It helped that the city center was not a far walk either. Filippo was great with check-in, and made sure we had an itinerary for our week stay. We would come back again!!

First of all, Filippo was very accommodating and a great communicator. He explained everything about the spacious apartment and even gave us maps and pointed out the must dos in Florence. He called our taxis for us (which we only had to use twice because the bus is so close by!) The location is perfect and in a very safe area. I will be back to Florence and I’ll definitely stay here again. I’ll also be recommending to friends and family.

We loved the location - away from the overly touristy area but a 10 to 15 minute walk to excellent restaurants and also walkable to tho city center - with a lovely walk along the Arno. Also very conveniently a two minute walk from a full grocery store. The apartment was quite spacious and easily and comfortably accommodated 5 adults. Filippo is a great host. Very easy to contact and he nicely called a taxi for our ride back to the train station. I would most definitely stay there again!

We had the privilege of staying a week in Frienze region, in Florence. Location was perfect! Excellent access to roads, grocery, cafe, busses, and restaurants. Had a wonderful time all four of us. Very relaxing and great kitchen! Was like a home away from home.

I stayed 6 nights with my family in Florence at this apartment. We had a wonderful time and the place was the perfect size for my family. Lots of room to sit and talk. The kitchen was well stocked and had everything we needed. The supermarket is close by. The apartment is a little bit of a walk to some of the tourist areas of Florence, but we all enjoyed walking through the city. Fillippo was VERY accommodating and super helpful, which was much appreciated. He ordered 3 different cabs for us on our departure day as some people were leaving at different times. Also, he let us store our luggage during the day, so the group that was leaving later in the day didn't have to carry their luggage around in the city. I would definitely recommend staying at Residenza Oltrarno!
