Set off the Market Square overlooking the Leet Water, this comfortable conversion is well placed for fishing parties looking to fish lower and middle Tweed or those looking to explore both coast and country. Accessed via a shared private courtyard, the coach house benefits from a sunny open aspect with french doors leading out to a super raised patio where you can enjoy the peace and quiet of the area looking across the river to the Cheviot Hills beyond. A side gate leads into a fully enclosed garden to keep the four-legged member of your party happy or a two minute wander will take you onto the riverside for a leisurely after-dinner stroll.

Designed for relaxation and comfort, the sitting room is set out in a companionable layout with a mix of modern and period touches, along with some super artworks which reflect the creative flair of the owner. A dining space for six offers space for friendly get-togethers or informal suppers, leading into a small but well equipped kitchen which has all the essentials for holiday living.

Upstairs there is a family bathroom and three bedrooms (two double and one single with truckle) all warmly appointed with rich linens to inject a little colour and personality.

Sitting room with deep comfortable sofa and armchairs, flat screen TV with Freeview, Blu-ray DVD and a selection of games, books and DVDs. French doors lead out to a raised enclosed patio.

Dining space with formal seating for four and a reclaimed church pew extending the seating capacity to six.

Kitchen with electric oven and hob, fridge with ice box, microwave, washer/dryer, 3/4 dishwasher, radio/CD player with a selection of CDs.

FIRST FLOOR
Bedroom one with Velux window, 4’6” double bed, side tables, chest of drawers.

Family bathroom with bath with shower over, basin and WC.

Bedroom two with 4’6” double bed, side tables, chest of drawers, two large built-in wardrobes with hanging and storage space.

Bedroom three with 3’ single bed with a pull-out truckle which extends out and up - Please note these beds are ONLY suitable for children.

OUTSIDE
French doors from the living area lead out to a raised enclosed patio with garden bench and picnic table. A side gate allows access into a sloped lawned garden which is fully enclosed.

PARKING
There is private parking for two cars in a shared courtyard to the rear, or alternatively on-street parking on Leet Street. Please note that the private parking is accessed via a narrow side lane which can be more restrictive for large vehicles.

ELECTRIC VEHICLE CHARGING
For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.

CHILDREN & BABIES
A travel cot and highchair are available on request.

DOGS
One well behaved dog is welcome but must be clean and dry before access into the property and then kept to the ground floor only.

GUEST AMENITIES
Bath sheets and hand towels are provided for guests along with hand soaps. Hypoallergenic pillows and duvets are used in each of the bedrooms. Hairdryers are supplied.

WI-FI & MOBILE COVERAGE
Wi-Fi is available. Mobile reception is very good with 4G capacity.

HEATING
Gas central heating throughout the property which is thermostatically controlled.

GUEST PRIVACY
The property sits in a small private courtyard which is shared with a neighbouring cottage next door. The patio and garden area is not overlooked offering good levels of privacy.

The cottage was perfect for our party of five adults and a dog; plenty of space and very comfortable (especially the beds) and in a very peaceful location. The facilities were very good and the garden and patio were great on fine days, with a pleasant countryside view. The downstairs WC was a boon with five competing for the main bathroom. The village amenities are within a five minute walk and there are loads of attractions in the borders area. We would definitely book again if we were to stay in the area.

Enjoyed a lovely week over Christmas in this beautifully renovated coach house. Quiet detached home with warm central heating and tastefully decorated. Reasonable sized living room/dining room downstairs with two good size double bedrooms and one good size single bedroom upstairs. Clean modern kitchen and bathroom. Downstairs toilet which is always useful for families. Lovely south facing, private, outside patio area and grass garden. If the weather had been warmer we would have spent time outside. A dishwasher was the only thing that we would have liked adding into the house. Big family meals, especially celebrations and cooking all our own meals for foodies like ourselves means lots of washing up too. Coldstream is a charming village and there is lots to do within 30 minute drive including Northumbrian/Scottish borders coast, hill walks and the border towns. Edinburgh only 1 hour 15 mins away too. Thank you for a lovely stay
