About this cabin rental
Our property located in the heart of Concan is a 4 minute walk to the Frio River. It's located off of CR 348 and CR 392.The original cabin was built and owned by my grandfather, Arthur Avant, and is located in what was the Avant campground. We've recently added two bedrooms, one bath, and living area making the cabin about 1200 sq ft. It has three bedrooms and two baths. The master bedroom, which has a step down, has a king size bed with a twin size air mattress and a restroom off of it. The second bedroom has a queen size bed. The third bedroom has a bunk bed and a twin size bed. The living area has a regular sofa, 2 recliners and a large overstuffed chair. Located in the armoire in the master bedroom is a queen size air mattress as well as extra bed linens .There are two steps up into the kitchen . The kitchen is fully stocked with dishes, pots/pans, microwave and a Keurig or a regular coffee pot, trash bags, paper towels and dish soap. There's not a dishwasher so you will want to bring paper goods if you don't want to wash dishes. We furnish all bed linens, bath towels, and toilet tissue. We now offer Wifi and Roku TV. Our guests have a large area in the front yard with room enough for several vehicles to park. Outside are lawn chairs around the fire ring along with a BBQ pit and a small grill. We ask our guests to bring their own chairs and towels for the river. It's a short four minute walk to the Frio River and we have walking access( meaning we can't take vehicles in the park ) to the river. You'll need to enter through the black pedestrian gate marked “Avant” and follow the fence down to the river. We aren't allowed to use the tables or bbq pits in the park.
Directly across River Road(CR 348) is a mini golf course, a splash pad/swimming pool, a convenience store, and a liquor store . The cabin is also walking distance to Hippie Chics, an outdoor eatery.
****NOTE**** Our posted rates don't include the 4% lodging tax that we have to pay to city and county. HA includes the 6% state occupancy tax in your quote. Once the reservation is confirmed there will need to be an arrangement to collect the rest of the taxes separately. We're sorry for the inconvenience.

We have stayed at this property a few times before and love how well it accommodates our family. We are close enough to the river an the house has enough space so that we feel comfortable. I liked the minor improvements made like beds and coffee maker, etc. As always...we thank you. Until next time!

I think the location and communication with the owner were excellent. Kitchen supplies need updating, plenty of linens/towels, beds were comfy.
The area is nice with shops and things to do, overall our experience was Good.
