About this villa rental
Our villa is located at the edge of a little hamlet of Kozljak, 6 km away from the sea. It consists of two levels: the ground floor with an open plan kitchen and living room and the top floor with 2 bedrooms. In between is a level with a bathroom, separate toilette and utility room. We have decorated the house in traditional style and furnished it carefully. The kitchen is fully equipped with a fridge, cooker with an oven, fridge, dishwasher, and a table for six. In the air-conditioned living area is a comfortable sofa with a coffee table, a built in fireplace, a flat screen Satellite TV with usb player and a Stereo CD player with radio.
A few steps up is a bathroom with bath and shower, in the corner is a washing machine. There is a separate WC on the same level, as well as the utility room with iron and ironing board. The top floor has two bedrooms both with air-conditioning; one has a double bed, and one has a double bed plus extra single bed.
The front garden is 1200 m2, the back garden extends into the nature park and is beautiful for evenings spent relaxing. In the front of the house is a lovely sitting out covered terrace overlooking the pool, from which you can enjoy the views and sunsets; next to this is a side terrace with built-in barbecue. Please note that from mid June to mid September we can only take Saturday to Saturday reservations !

Wir waren eine Woche dort und fanden das Haus wirklich perfekt! Super eingerichtet und alles was man benötigt war gut zu erreichen. Wir hatten leider jeden Tag 38 Grad und somit war der Pool eine willkommene Abkühlung… super gepflegt und kühl! Leider kamen alle Tierchen zum abkühlen dazu… wenn der Wind abflachte waren Fliegen und Bienen reichlich zu Gast. Das Haus ist komplett klimatisiert und wir hatten nichts zu beanstanden… Wir kompliment für dieses kleine Idyll!
Leider war es sehr schwer in der nähe brauchbare Badeplätze zu finden… die waren schnell voll! Empfehlen können wir die Copacabana Bar inkl Strand… hier findet man in 5min Entfernung immer einen Platz. StandUp padling und Kajaks können wir faire Preise geliehen werden… Wir waren abends immernoch kurz an der Bar … herrlicher Abendabsacker… :-) Auch zu empfehlen ist ein oder mehrere Ausflüge nach Opatija - tolle Stadt! Auch in der Nähe liegt Rabac… Mischung aus schön und Schinkenstraße auf Mallorca… kann man mal machen… Ein Strandabteil in Duga Luca ist ebenfalls empfehlenswert… hier kann man mit dem Auto sehr nah an die Badebucht fahren…Die Kommunikation mit dem Vermieter war perfekt…! Alles in allem ein toller Urlaub und ein noch perfekteres Haus!

Sehr schönes Haus in beeindruckender Umgebung.
Schade ist nur die Entfernung zum Meer und die Zugänge zum Strand.

Das Haus ist perfekt. Alles extrem sauber und es ist alles drin was man braucht. Viele Handtücher, Putzmittel, Alufolie usw… Viele liebevolle Details. Das Internet ist sehr gut.
Die Villa liegt abgelegen auf einem Berg, die durch einen privaten Weg angefahren wird. Man sieht niemanden ringsherum. Das einzige Geräusch sind Hühner und Grillen. Man muss die Abgeschiedenheit und Ruhe schon mögen.
Der Pool ist absolut klasse und jeder Raum verfügt über eine Klimaanlage.
An den Strand gehen ist da allerdings nicht. Die wenigen begehbaren Strände liegen 1 kg bergab an Klippen. Die Parkbuchten ist eher illegal und mit Max 5 Autos ausgelastet.
Wer einen Badeurlaub mit Kinder verbringen will, sollte lieber auf die andere Seite Istriens.
Wer Entspannung sucht, ist bei dem Gastgeber bestens aufgehoben.

I cant rate this villa highly enough. As others have said, what you see is what you get - no tricks of photography. The villa has been furnished to a very high quality and, most importantly, the beds are comfortable. The surroundings are quiet (you will even see Mink nearby!) and private. The owners are delightfully helpful (giving you complete privacy or helping you to plan your trip, as you prefer). You will need a car. One note of caution (nothing to do with the villa) is that if you eat out, it is better to eat at established, non-seasonal restaurants otherwise you could be waiting in excess of 1.5h for service at coastal seasonal restaurants - thats if you dont give up beforehand!! If you like the equivalent of Brighton of the UK experience, head for Opatija or, if you like medieval villages with cobble streets, there is no shortage with Rovinj, Buzet, Motovun, Labin etc etc. especially nice. I have no hesitation in recommending this villa to other guests - oh, and by the way, do take time to go up to the highest point behind the villa (Vela Ucka) for the fabulous views of the region and islands.
