Superb stay in Dubrovnik!

Sunset Apartment was absolutely exceptional, incredibly comfortable, beautifully designed, and modern, with a breathtaking view of Dubrovnik that you can even enjoy right from the bed. The apartment is extremely well equipped and spotless, offering everything you might need for a perfect vacation. The location is fantastic, just a short distance from the city and all major attractions. Our host Josko was wonderfully kind, always available, genuinely helpful, and full of great recommendations and tips that made our stay even better. I highly recommend Leoni Apartments, a truly outstanding place to stay in Dubrovnik!

Excellent place to stay, can highly recommend.

The villa is very clean, well presented and accessible by foot from the Old Town. The staff was a great help to us upon arrival, during our stay and on departure.

Though, we had many stairs to tackle, we managed to make it to the Old Town and back to the Villa without any hiccups.

Wonderful view and location!

Super friendly host Joseph was quick to respond to every question we had. Apartment was nice, clean with everything one might need during the stay, plus a million dollar view! Grocery store and coffee shop next door, beach and old city just few minutes walk distance. After the check out, Joseph offered us to keep our bags at the property (secured), with option to shower/use restroom and place to sit before our late evening flight.

Sunny, relaxing with some breathtaking views.

It had wonderful views of the harbour and the old town and the balcony was perfect for relaxing.

It is at the top of 180 steps from the beach, you can walk the long way around if you prefer!

Perfect host & apartment, great location for seeing all the sites Dubrovnik has to offer

Joseph meet us at the property, provided us with the codes for the main gate and the codes to the units. He also provide us with his own link to best attractions, restaurants, Wi-Fi, activities, beaches, Q&A, supermarkets, bars, Ice Cream, museums, google locations and so much more.

Don't think he could have done anything more for us.

Perfectly placed Dubrovnik getaway with caring hosts

Picture staying at a friend's vacation home, but your friend knows how much help you give and when to give you space. Now, put the vacation home minutes walk from Dubrovnik and 1 minute from the beach. That's Villa Leoni. We felt at home and wish we didn't have to leave.

Beautiful location with stunning view. Close to Old Town, restaurants, cafe, grocery - note: lots of stairs. Host was very welcoming and helpful throughout our stay! Spacious apartment, would stay here again. Highly recommend!

Never ever has this kind of worse experience anywhere in this world

Clean and cozy

They called the police to falsely accuse us of stealing their manager’s phone. And try to lock us in the room. I swear to God we didn’t touch anything what they said. But when they find their phone by themselves, they said we can go and they find some very “dangerous” person to threat us even wants to check our car. But we insist on waiting for the police, I don’t know why we deserve this kind of attitude, they forget where they left the phone and give all the blame to us. Just read my words so carefully, never ever come to this place even they have some high comments. Here are the other experiences about the room. Hotel Experience I checked into this apartment at nearly 7 p.m. on September 14, 2025. When I booked the room, it was stated that the room offered a full view of the old town and a stunning sea view. However, in reality, there was no view of the old town at all. The sea view was only barely visible, and even that was obstructed by various power cables. Their excuse was that other rooms had the promised views, and mine did not. I reluctantly checked in. After going out for dinner and returning to the room to take a shower, I ran the water for ten minutes but got no hot water. I called the manager, and the first thing they said was that I had mistakenly turned off the water heater switch. They told me I had to turn it on and wait for 30 minutes to get hot water—all in an authoritative tone, leaving me with no choice but to wait. Did I pay 268 euros just to be brushed off and criticized by a manager during my vacation? Moreover, I was told in a coercive tone that I had to leave the room by 10:30 a.m. sharp, not even a minute late. I told the manager on the phone that I would file a complaint and left a message describing what had happened. About 20 minutes later, the landlord and their spouse knocked on my door.

It was fabulous !!!

The apt was very clean and comfortable. We had everything we needed and more! It’s a beautiful area and a short walk to Old Town. There are lots of stairs to the beach so be prepared for that. The Leoni’s were very helpful and came quickly or answered messages right away. I would highly recommend Villa Leoni !!! 👍🏻👍🏻👍🏻👍🏻👍🏻

We loved everything about the apartment. Clean, modern, everything you could possibly need. The location was 10/10, just short walk to old town. Lots of information shared on the area & super easy parking. The host was super welcoming - the best apartment we stayed in during our trip to Croatia!!

Great base if you want to be close to Old Town but be prepared to climb up and down the stairs!

The location was great - close to Old Town and Banje Beach (a busy beach), however, the steps were pretty steep. Dubrovnik is made of stairs so this is expected anyway and not complaining! The host Joseph was lovely and accommodating, the apartment itself has thoughtful amenities with tourist manuals which we thought was nice! We got a nice room with a little sea view from the balcony.

The walls were thin that you can hear people’s steps and loud talking on nearby rooms/ balconies. It was a little uncomfortable if you're sensitive with noise!

This gorgeous apartment with a spectacular view is a Perfect 10!

Beautiful Apartment looks and feels much larger in person. Very well designed. The terrace is huge and the view is WOW! The owners (mother and son) make sure you don’t want for anything! Laundry was a bonus. They haven’t left out one thing. Of the five places we stayed in Croatia, this is the only one I will give a Perfect 10! We’ll be back.

I read a comment or two about the amount of stairs being a negative. Have you been to Dubrovnik? Everywhere you go there are stairs. In fact I’m beginning to think the Croatian word for stairs IS Dubrovnik.

Beautiful apartment in beautiful Dubrovnik

The apartment is beautifully decorated. It’s in a perfect location, very close to the Old Town. The bed was exceptionally comfortable, and there is a lovely terrace overlooking the sea. The hosts are delightful, offering welcome drinks and everything in the apartment you could possibly need. They are highly attentive and accommodate requests quickly and with pleasure.

Beautiful apartment, perfect location.

This is a wonderful property. The decor is both modern and beautiful. The beds were comfortable and having an apartment was great. The apartment was exceptionally clean.The location is perfect, close to the beach and old town. Lucijana and Josko Leoni were amazing hosts. They were exceptionally helpful to insure our vacation was great. I would without hesitation come back to stay here again. I would also highly recommend this property to my friends when they visit Dubrovnik.

It was ok but didn’t match what we expected from looking at th pictures.

The property had a good location.

We booked the property based off of the pictures. The apartment that we got was totally different than what was shown in the pictures. I guess their trick is to post hundreds of pictures and possibly the apt we got is somewhere in there. Yet the general sense you get from looking at all of the many first pictures is much nicer than the apt that we actually got. They should have different postings for different apartments since they are so different.

Great stay 5 min walk from old town. No hauling your luggage through town and up stairs!

Location close to old town. Clean. Comfortable bed. Great air conditioning. Beach, stores and restaurants nearby. Owner very communicative, responded to texts quickly. He was also willing to go out of his way to help us with some special needs. They really care about you and want you to have a great stay.

Thoroughly enjoyable and problem free.

From start to finish, everything was more than perfect and the hosts were of great help throughout the entirety of our stay. Having realised I forgot a personal possession after continuing on to Split, Joseph went out of his way to drop it to a ferry which was travelling from Dubrovnik to Split. In short, this one experience perfectly captures the kind nature of the Villa Leoni hosts and the effort they will go to ensure your stay is as enjoyable as possible. Would highly recommend!

A real gem

Perfect location. Beach below, very close to old town. Very modern, comfortable, well furnished. There are two villas. Try to have the rooms at the top at the front as in the picture. All are nice though. Josko was super attentive and very helpful.

Wonderful stay!

We loved the location - esp the proximity to Old Town and Banje Beach, the hosts were absolutely fabulous, and the apartment was wonderful. The special touches of a bottle of wine at check-in and the ability to leave our luggage and freshen up after checkout because of a later flight we’re greatly appreciated. Also, laundry facilities were available,and after 7 days of travel, this amenity came in handy!

The only “disappointment” was that our room didn’t have a balcony off the bedroom, which was something we thought we were getting. Having looked at so many photos on booking.com, we didn’t pay enough attention to which specific unit we had booked and had not booked one with that feature. The one we had, however, was very large, had a beautiful view, and included a private terrace. I only mention that as a reminder to travelers to be sure to look carefully at which specific unit you book when the site shows over 200 photos, NOT as a negative reflection of the property itself. Also, the owners understood our confusion/disappointment and would have switched us but all units were booked.

Overpriced

The location was good and the owner very responsive.

The price was excessive compared with the other places in Dubrovnik. The picture on the add is not the apartment you get so it is misleading. You see the real apartment once you have reserved. It wasn’t as nice as we hoped. Comfortable but not luxurious. We spent 4 nights in a luxury hotel in Paris for the same price.
