Very peaceful stopover for the night. Buntingford lovely historic town minutes away with restaurants

Lovely welcome and in a lovely village location, tucked away. It is not a bed and breakfast in the conventional way but it was fine for us with a continental style breakfast provided in the kitchen area. If the weather had been a little better we could have sat in the little seating area in the front, surrounded by trees.

The bed was rather small for a couple. Just a tip to put signing to find you a little easier

The place was beautiful, inside and out. It's very rural with pastures and apple trees in the back, and free parking right up in front of the entrance. Our host came right out to the car when we arrived, to welcome us and give us the key. She told us where to find the WiFi password, and how to leave the key when we were finished. She had warmed the place up for us, so that we could be cozy, coming in from a chilly evening. Everything needed and more was there, fridge, laundry facilities, dishwasher. The routher has an on/off switch so that we could turn off the router at night for a very good sleep. There was a kettle and a liter of milk for hot drinks and cereals if needed.

Not a big deal, but we had a surprise outburst from the bathroom basin tap, causing a puddle on the floor that we needed to mop up with one of the hand-towels. As it turned out, only the milk was usable for me and my friend for breakfast, as we both need to avoid cereals and high-sugar carbs and get some protein and fat. It worked out fine though, as I'd brought hard-boiled eggs and could eat those.

Brief business stay

Easy to find, even on a dark evening after a long drive from Wiltshire! Just what we needed for our brief overnight stay before running our business event on a nearby farm. Lovely breakfast supplies which was a nice surprise. Underheated floor in bathroom a real luxury! Host kindly called after we'd left to say I'd left my travel light behind, much appreciated especially as it was a recent gift.

It is not easy to find. The outside is not as per the picture - it is not neatly flagged, quite a lot of uneven gravel. A few areas could do with tlc - front of property, curtains coming off hooks, integrated fridge door missing, no coasters so ring marks on wooden surfaces. A little disappointing and easily fixed

Fabulous B&B

I absolutely loved the little details - like milk and water in the fridge - as well as condiments in tuppaware, we were greeted on arrival. Everywhere was so clean and tidy and had a very homely feel to it. Perfect location for us as we were attending a wedding at Milling Hall Barn, which is 5 minutes drive down the road, Will 100% recommend to family and friends and would ourselves return even for a much needed night away from the children. Haha

The corners of the wooden bed frame. I lost count how many times my husband smashed his shins, trying to manoeuvre around the bed in the small bedroom. For the cramped feel of the room could do with a softer (divan) frame. Mattress however was sooooooooo comfy.

The Elms Annex

Booked The Elms Annex as an overnight stay following a wedding we attended. The Annex was perfect, only downside was we didn't book to stay longer 👍.

Don't hesistate to book this little gem, far far nicer than a chain hotel for around the same price.

Karim had provided croissants, butter and jam, bread, orange juice and a selection of cereals, which was perfect. As we were staying more than 1 night, we also bought bacon and eggs and were able to use the facilities to make a lovely full breakfast. There are pots and pans for you to use, and joy of joys, a cafietiere and ground coffee - which we loved, as a good cup of coffee always adds to the breakfast when you are away. We had not been able to book a cab to return to pick our car up from a wedding venue that we were attending, and the hosts (who live next door) where able to offer us lots of help regarding walking to pick it up and even offered us a lift should we not have been able to resolve our small dilemma. The shower is super and overall the annex is absolutely spotlessly clean.

There is not much that I can say that I didn't like for an idependent establishment. The sink in the bathroom caught us out a number of times, as the pressure on the water tap is so good it spills over the sides, and a bin in the bathroom would be useful. Perhaps a tiny fruit salad for breakfast for those that cannot eat croissants etc, but these are just tiny things and by no means did it make our stay any less enjoyable.

Location was great. Really close to Milling Barn where we went for a friend's wedding. It was very clean. Sofa and bed was comfortable. Everything on hand. Breakfast and other small touches were perfect. If that way again, we will be in touch to stay again. Excellent communication 👏

A very well-appointed, clean, quiet, comfortable place to stay. A friendly welcome in a lovely setting. Very welcoming wet room, kitchen living space and bedroom. Kitchen very well stocked and the DIY breakfast was 10/10! The mattress was a bit on the soft side for us, but I can't mark lower for that, as it's personal preference! I would recommend and I would definitely stay again.
