I liked to decor in the hotel. The room was lovely.
I did not like being charged twice for our stay. The hotel took payment and so did Booking.com. I booked through Booking.com for our stay so that should have been the only money taken in payment.

The decor in the hotel was lovely. The staff were all very friendly.
The function room for the Hogmanay Dinner Dance on the 1st floor. It was very cold in that room. Insufficient heating. Ladies sat wearing coats to keep worm. The room should have been warm enough. Not very good.

Smell of damp, locals vaping at the bar while you ate dinner, nothing got done about it as the man behind bar could hardly speak English , we were told at reception that the Indian restaurant was open till 8.45 pm to go through to it and was closed , no communication, windows to front of hotel not sound proof and old , so you hear everything all night , we were kept awake till 3am with loads of men and woman on the 3rd floor above us running around talking laughing etc , and can I just say they weren’t British which was abit worrying , think Asian , terrible noise , went down to reception to complain , he said he would phone up to the 3rd floor , but wouldn’t say who they were . Weird , and lastly no hot water for shower , complete shambles of a hotel .avoid

Comfy bed, good location
Arrived at 6 to a completely empty reception. Note to say collect key from bar. Nothing open in that part of hotel. I went back outside to look for a bar, and someone having a cigarette must have phoned his boss, as he arrived, gave us a key and said follow the lights out the back. A dark muddy carpark showed what appeared to be old staff quarters where another guest showed us the entrance area around the back which was not at all visible.Not a great welcome. I bedside lamp had no socket anywhere near. Should we have brought our own extension cable? Walls were paper thin, we could hear the other guests both ways. Old bathroom with yellowed plastic old shower, rust and flaky paintwork to door etc , had been revamped with new tiling, but grout was mucky. Not the best room , though the bed was clean and comfy. Certainly not worth £119 for a room in this “annexe”.

Over the course of the stay (1 night) two fire alarms went off and there was a gas issue.
Alarm went off at 2am, and there was no clear indication from staff if evacuation was necessary. I was surprised they allowed the stay to go ahead due to the issues.

Initial room in annexe very unsatisfactory. Radiator nor working. No socket for bedside table. Generally dank and unpleasant location. I was however grateful to a staff member who moved us into a better room within the main building.

No food available, places that were suggested by staff were also fully booked no prior mention of this from booking.com or from staff at reception .Family didn’t eat.
Dirty coffee mugs still half full of the last guests drinks. Dirty toilet area. Shower dripped constantly no travel cot had to complain at reception. Extremely noisy hotel for a baby to sleep . Run down room, shower dripping caused puddle in bathroom

The bedroom smelt strongly of damp.. there was rubbish left under the bed.. there were no pillow protectors.. the food I ate in the bar was probably the worst meal I’ve had in years…

This is a grand old hotel, and it's tired. Don't expect the Ritz, or all the modcons. But it has a certain charm, and the Indian food in the restaurant is surprisingly good.
I felt I paid for a better product than what I got.
The breakfast was really not good at all - go and find something better and cheaper in a nearby cafe.

The hotel location is central to Dunkeld. My bed was firm (I dislike soft beds).
The staff were polite, well presented and did their best to help.
The bacon in my breakfast was thick, cooked nicely and enjoyable.
My room overlooked Athol street and suffered high road noise due to the single glazed window, wedged closed with cardboard. The room felt cramped, would have better suited a single bed instead of double and the TV blocked the window. I found the bed uncomfortable.
My Indian meal was very mediocre, having a strange flavour and containing quite tough meat. My "Full Scottish breakfast" looked small on the plate, had a cheap sausage and single small fried egg.
The building is clearly historic but appeared to need a major refresh.

We tried to get breakfast in the morning, there were no staff to be found. Another guest who had bought breakfast with their stay had to go to the kitchen and ask for breakfast and were told that the morning staff had not shown up for work. We had to collect our room key from the bar as there were no staff on reception. There were no staff on reception for the duration of our trip.
We both ordered the indian curries, which were nice but had only 5 small pieces of chicken. We also had to ask for cutlery and were given a spoon and asked if "this was ok". Not the most pleasant stay.

The staff were friendly and the location couldn’t be better.
The walls are paper thin. We could hear every movement the people in the neighbouring rooms were making and on our first night there was an extremely loud function, which meant we got virtually no sleep. The decor is tired and the carpet definitely needed a good vacuum.

Only two towels, both stained. No bath mat. Shower went about your head and hit wall behind you and wasn’t adjustable. Only one toilet roll in bathroom. Difficult to find staff at any point. Empty glasses and bottles in upstairs lounge still there the next evening. Hotel looking very tired, requires investment. Family who travelled with us didn’t have a working shower at all.

The cleanliness, cob webs on the INSIDE of the bedroom window, and the fact the hotel had no hot water! The attitude of the manager was less than helpful and no alternative was offered.
It's been nearly 1 month since our stay and we still haven't received the refund we were promised.

From the second we arrived, to the second we left, our experience was nothing but horrible. Staff were unable to locate the keys for our room on arrival where another family of 3 appeared to have been waiting a while. We were then told to go and wait at our room, which was unlocked, and wait to receive the keys - to which no timeframe was issued. The room itself looked nothing like advertised with very outdated furnishings. The room was filthy along with a broken curtain rail, damaged shower door which leaked into the whole room, rubbish discarded at the walkway near the hotel door, which resulted in flies entering our, and carpet covered in hair and dirt. The rubbish near the door remained there for the duration of our stay. No bath matt was provided either. We were unable to locate staff at check out to return keys and had to leave these at reception, unable to make a formal complaint and left promptly. Would not recommend staying here and will be pursuing a full refund or compensation due to how horrifying the whole experience was.

Did not have breakfast
Room was cold and had no hot water for 1 day. When the manager was informed about the issue we were told to be patient and eventually the radiators and hot water would be sorted however when we came back 3 hours later the problem wasn't resolved. When we complained again he more or less told us it was our imagination. Eventually he gave us an electric heater. That couldn't obviously go into a bathroom and still no hot water. The morning we were due to leave the hot water came through.. No apology was made and no mention of refund or a kindly gesture like a bottle of wine or free drink.

Never ever have I had the misfortune to stay in a dump like this. I paid £339.30 for 3 nights (room only) for what I can only describe as a squalid, dirty, damp and disgusting property.
The attached photographs paint a very grim picture of the accommodation. I was initially given the annex room, no. 559, which smelled absolutely disgusting. To make matters worse, the window would not open so we had to try to sleep with that horrendous smell, something which was impossible. The interior windowsills in the room were filthy as were the windows. There was a dirty/damp patch running alongside and touching one of the beds, curtains hanging off the rail and wallpaper peeling off the wall. I put a towel on the towel rail only to see that it was then covered with a line of dirt which was sitting on the rail. I used the toilet only to find that one of the sides was not bolted to the floor which caused the toilet to lurch to the side! Outside of the room were a number of discarded dog excrement bags which I almost walked through.
I reported the matter to to a member of staff who was also visibly shocked at the disgusting state of the room and he immediately moved us to room 110, a room within the main hotel. On entering the room I noticed an overwhelming smell of Asian cooking. I saw that there was an extractor fan from the kitchen directly outside the room so I attempted to close the sash window, but it was jammed open. Additionally the window pane was broken with a large hole in the glass. Looking out of the window, there was a discarded dog feeding bowl on the outside on the window ledge and a huge sheet of tarpaulin right by the window. The room was unclean and the top of the headboards were thick with dust. The handles had become detached from the bathroom cabinet and there was a large damp patch on the wall.

The location.
The first room we were offered had broken lights and insufficient towels. The second room was ok for lights and towels but had a broken window catch and a missing pane. The rooms were clean but the common areas were threadbare and scruffy, particularly the carpets. Worst of all there was No Hot Water at any time neither in the evening nor the following morning, with the only member of staff making unconvincing excuses about boilers and engineers. We felt somewhat sorry for this man, a duty manager trying to cover reception, bar and waitering, and clearly exhausted at having to constantly apologise for the state of things. We were not offered any money back as that was a matter for 'management'.

We refused to stay in the ‘Annex’ which seemed to be a container converted into rooms. Broken lock on ground floor window, headboard hanging off the wall, tiny en-suite, cat kept hitting its head off the wall when I swung it round! Etc etc
Moved into main building, 3rd floor, no help with bags, no lift, no hair drier, no hot water, no biscuits, no window that stayed in place!
Not enough sugar or milk! Nearly put my foot through toilet seat lid!
