False advertising – this place is a total scam!
Be careful of the comments, they are very different for the Luxury Bungalow and the Rooms
Do yourself a favor and don’t book this property. It’s nothing but a rip-off.
When we booked, the ad promised “Luxury bungalow located front beach with sea view and access to a private beach.” That is an absolute lie.
The bungalow is hidden behind the owner’s ugly three-story house — meaning your “sea view” is a concrete wall. If you want to see even a sliver of the ocean, you have to lean over the terrace edge and peek through the trees.
The bungalow is actually 200 meters from the beach, and the only way to get there is through a tunnel under the road. And that “private beach”? Total nonsense. It’s just the public village beach that everyone uses.
For €150 a night, here’s what you get as well:
• A door with no curtain, so the sunrise blasts you awake every morning.
• No Wi-Fi inside — it only works on the terrace because the antennas are in the owner’s house.
• A broken awning and a broken umbrella, meaning zero shade in the scorching sun.
• A leaking shower flooding the bathroom.
• A bedroom so basic it doesn’t even have a bedside lamp — just a harsh, cold ceiling light.
And as if that wasn’t enough, the hostess was insultingly rude. When we arrived, she claimed we didn’t have a booking — even after we showed her our reservation number. We stood around for an hour until she finally admitted it was her mistake.
This place might be worth €50–70 a night, at best. But €150 a night? That’s daylight robbery.
And we weren’t the only victims — a German guest was there the same day, furious because the rooms in the main house didn’t match the description either.
Avoid this place at all costs unless you enjoy paying luxury prices for a middle range experience.

The apartment big and clean. The location is good, close to Dubrovnik. The staff was very nice, we arrived at 11 evening, they waited for us (thank you for that), without making us feel bad for tha late hour. Bathroom nice and clean. Free coffee.

Bathroom was clean and looked new, AC was quiet enough
It's a bit weird in some regards... TV is on the kitchen table, plates were in the cupboard under the sink, would not personally keep them there since sink drains are known to leak, but we didn't use the kitchen anyways, so I guess it's fine, otherwise I would probably wash very good before using them. The plastic holding the utensils was also dirty.
Out biggest issue was that we didn't feel that welcomed by the host. We weren't sure where to park, so we parked on some random spot and called the number that is listed on the building, somebody picked up and said somebody will come down to hand us keys. Sure enough, 1 minute later there was the owner lady and she pointed a place to park, but insisted we park super close to a concrete pillar since another car had to park next to us at one point... In three days, nobody came to the second slot, expect for the last night when somebody parked across the both spots sideways and it didn't seem to be an issue with them or the other guests, so kind of not sure why on the first day it was so much fuss about it, but ok...
Same first day, after returning from dinner around 22:00, we found a small issue in our apartment, so we decided not to bang on the closed door of the owner and potentially wake up other people as well, we decided to call the number from the building. It was a super quick fix, like 2 minutes tops, somebody answered and said that somebody will come around. 5 minutes later the owner lady came and she was angry that we didn't knock, but we instead called her daughter who doesn't live there... So for those 2 minutes while fixing stuff for us, she continue berating us for calling a number that is printed on the side of the building, we apologized and said thank you for fixing the issue and she just left, no good night, no apology for the issue, nothing... Felt a lot unwelcoming...

Beautiful room, clean and modern. Amazing hosts who were so friendly and accomodating - host did our washing for us quickly and we were able to hang it up to dry. Amazing location away from the busy city, but close enough to Dubrovnik old town that an Uber in was cheap and quick.

Vacanta perfecta!
The house is located incredibly close to the seaside. The host is thoughtful and takes great care of the guests and their requests. The apartment is excellently equipped.
The apartment we had this July was completely redecorated, the AC worked perfectly, the beds were comfortable, and the host had also changed the sheets two times as well as the towels.
The patio is large, well-lit, perfect for spending the evenings.
The parking lot that the property offers is safe, the cars being protected from the sun.
On the way to the beach, which is perfect both for families and solo travelers, there is the Arka Restaurant, an awesome place that serves absolutely delicious food and has a kind and polite staff. While you enjoy the food, the spellbinding view of Zaton Bay will make your moments there unforgettable.
Villa Doris is the perfect place to spend your Croatian summer holiday! We cannot wait to return.

They have crowds of ants living there. When we discovered that, we had to save our belongings. My wife and kids were VERY stressed.

We had the warmest welcome from the owners family. We have really feeled like home. Rosa, Anton, Natasha, Tony, Verdan are the greatest hosts. They have really made our stay in the beautiful Štikovica unforgetable. A beautiful clean sea, sunny weather, we enjoyed staying at the beach. And we enjoyed a lot a delicious food in a family owned restaurant Arka. At our last evening before departure they have prepared us the tastiest risotto. And also thanks to Ivan and Niko, our daughter enjoyed playing with them, even the kids didn't speak the common language, they have understood each other very well. Our highest recommendations.

Die Lage und der kurze Weg zum Strand.
Das Apartment war leider eine absolute Katastrophe. Bei unserer Ankunft war es alles andere als sauber – überall krabbelten lebende Ameisen, sogar im Bett. Man darf nicht einmal einen Krümel liegen lassen, da sich sofort wieder Ameisen im gesamten Raum verteilen. Zusätzlich hingen in allen Ecken Spinnweben, was den Eindruck von mangelnder Hygiene noch verstärkte.
Entgegen der Beschreibung gibt es keine private Terrasse, sondern lediglich eine Gemeinschaftsterrasse. Auch die Ausstattung stimmt nicht mit den Angaben überein: Statt der versprochenen zwei Doppelbetten gab es nur ein Doppelbett und zwei unbequeme Sofas. Ein Wäschetrockner wird ebenfalls angegeben, tatsächlich gibt es jedoch nur eine Wäscheleine eine Etage höher – absolut nicht vergleichbar. Für vier Personen ist das Apartment daher überhaupt nicht geeignet – viel zu klein, unpraktisch und schlecht ausgestattet.
Das einzig Positive war der schöne Ausblick und die Tatsache, dass der Strand direkt vor der Haustür liegt. Alles andere war jedoch eine Enttäuschung, sodass ich diese Unterkunft keinesfalls weiterempfehlen kann.

Tranquilidad, Comodidad y Calidad Humana.
Excelente departamento, la calidad del colchon y del baño satisfacieron ampliamente nuestras necesidades. La ubicacion es excelente si te interesa estar lejos del turismo masivo de Dubrovnik, cuenta con una hermosa playa a unos metros (Štikovica Beach) y con dos excelentes restaurantes, uno para cenar y el otro para almorzar y/o pedir una cerveza mientras estas en la playa. Pero sin lugar a dudas lo mejor fue Rosa, nuestra Host, quien nos facilito sombrilla y colchonetas para un dia en la playa, y el ultimo dia que estabamos por salir al aeropuerto nos ofrecio el desayuno (era su dia libre) y cocino para nosotros unos "Buñuelos" (asi los llamamos en Argentina) y otro plato local que tambien estaba muy rico. El desayuno es excelente.
Faltaba una puerta de la ducha y se mojaba todo el baño al bañarnos, pero es un detalle minimo.

Villa Doris okiem 4-osobowej rodziny
Spokojne, kameralne miejsce tuż przy plaży. Idealne dla osób chcących odpocząć od zgiełku miasta i imprezowych miejscowości. Znajdziecie tu tylko leniwy dzień, spokój i klarowną wodę na pobliskiej plaży. Poza pobliską plaża, w pobliżu jest kilka oszałamiających plaż na które warto pojechać autem lub łodzią od strony morza. Pani Rosa - osoba zarządzająca Villą Doris jest przemiłą i sympatyczną kobietą. Istnieje możliwość wykupienia śniadań. Parking znajduje się przy budynku Villi. Sklepy spożywcze są oddalone od Villi - warto podjechać autem. Apartament był czysty i schludny. Aneks kuchenny zaopatrzony w najpotrzebniejsze akcesoria (płyta indukcyjna, czajnik bezprzewodowy, ekspres do kawy, toster, talerze, garnki, patelnie, sztućce, kieliszki, szklanki i kubki). W łazience prysznic i toaleta. Była dostępna suszarka. Ręczniki i pościel czyste i pachnące. Na ogólnodostępnym tarasie są stoliki, krzesełka, parasole i przepiękny kot, który jest słodkim towarzyszem turystów. Są też dostępne sznurki do suszenia ręczników i odzieży. Jestem zadowolona z pobytu i właśnie takiego miejsca szukałam.. Do Dubrovnika 11 minut drogi autem. Polecam pojechać tam z samego rana. Dubrovnik zwiedzaliśmy od 6.45 rano z lubością ciesząc się brakiem turystów, którzy licznie pojawili się tam po 10.00 rano. Dla osób decydujących się na pobyt w Villi, jedna prośba... Podrapcie kicię od nas za uszkiem :)

Dans chambre de 3 personnes vous avez un petit frigo et un micro-ondes. (par contre pas de couverts ni assiettes). Juste 2 verres dans la salle de bain. Chambre et fonctionnelle et très simple Salle de bain rénovée.
L'odeur dans la salle de bain mais c'est un souci très fréquent en Croatie.
Pas de machine à laver dispo pour rincer les serviettes de plages.
