‘Annacombe’ is a spacious and imaginative coachhouse conversion perfect for a child friendly escape for family, for friends or a romantic bolt hole for two. The cottage is set in the grounds of a large country house in the beautiful countryside of the South Hams near south Devon’s historic and buzzily-alternative town of Totnes. Lying not far from the river Dart, and between the sailing centres of Dartmouth, Kingsbridge and Salcombe and the rugged wilderness of Dartmoor, it is an ideal base for exploring this unspoiled region with its excellent beaches, landscape and charming towns and villages. A whole array of inviting pubs and restaurants will tempt a break from self-catering, and the attractions nearby - sporting, cultural and fun - provide lots to do for children and adults alike. Walk down to the friendly Church House Inn for a drink and a meal. Go into Totnes for excellent butchers, deli’s and cheese shop, Norman castle, art and craft gifts or a river cruise or steam train ride.

The centre of the house is dominated by an impressive, double-height, south facing living room with its gallery, open roof beams, natural stone fireplace, bookshelves, pottery and rugs. It has both a living and a dining area. The modern fitted kitchen/breakfast room with its oak floor and spectacular granite worksurfaces is well equipped with dishwasher, fridge/freezer, microwave, induction hob and double-oven together with a breakfast table. The utility room houses the washing machine, tumble dryer, and the ASHP central heating internal unit. On the other side of the living room is a ground floor double bedroom, which like the living room and kitchen, overlooks the large cobbled courtyard belonging to the house. The en-suite bathroom has a bath with thermostatic shower, WC and washbasin.

Upstairs there are two bedrooms, one at either end of the living room gallery. One has twin beds and the other a double bed. Next door to the double bedroom is the second bathroom with a bath with thermostatic shower, WC and washbasin.

Outside, the cottage looks south on to the original cobbled, stable courtyard and, through two arches in the courtyard wall, into the enclosed lawned garden. There's outside furniture to use in either, and the garden is planted with shrubs with climbers growing up against the wall. There is an EV charger on-site.

The cottage is more than 200m up drives from the nearest lanes. As well as ample parking in the courtyard, there is a further space in the central area of the drive.

On a clear night the stars and the Milky Way are magnificent.

On the HomeAway pricing model, prices for 3 nights and weeks should be correct but other durations will probably be too high - please enquire.

NB Linen can be optionally provided at £9.50 per head. Hot water is included in the rental but electricity for heating/central heating and EV charging, if required, is charged at cost. Logs are available for the living room fire at £3.50 a notional basket.

very quiet and secluded cottage which had charm and interesting features. The cottage is well laid out with character and charm. Little bit difficult to find 1st time especially if you miss the turning. Must be very cosy in the winter months with the open fire and logs stored.

The Amazing library of both novels and factual books filled our evenings. Such an interesting collection. Downstairs double bedroom with en-suite was perfect for elderly relative. Very rural and very quiet so is a good retreat but property itself does not afford any views. However, once you have driven past the near neighbours in the very large and interesting old house, to which this property we assume was the stables, there are plenty of views. Harberton very pretty little settlement…. Church worth a visit. Roads very narrow. With petrol distribution difficulties limiting supply, having plenty nearby of interest was good. Totnes, Berry pomeroy castle, Dartington estate all worth visiting and only a few miles and it’s not too far to Dartmouth. Owner very responsive and helpful. Everything you could need in kitchen provided. If you want to light a fire take small bag of coal and don’t forget matches: we did! but central heating if left on keeps property cosy. Have given rating of 4 not 5 stars just because it is a little remote and no views but the sun streams in when it comes out as it faces south and it is very peaceful and spacious.
