charming inn, great location near the beach, clean and comfortable room.
Since it is old, it is not sound proofed and therefore quite loud if there is someone in the hallway or a loud family in an adjoining room.

Charming historic inn yet simple modern rooms equipped with coat/luggage hooks and palm sized tables for phones or glass of water! Comfy beds and observed quiet hours at night/ early morning. Walking distance to Higgins Beach and Higgins Beach market!
Since there is a restaurant located in the Inn some customers parked in back parking lot which is for guests. I had to park on grass which was a shame. I moved my car back into parking lot after 10 pm when restaurant closed.

Breakfast and dinner were great. Service was great too. Staff was friendly. Location (short walk to great beach was wonderful).
Our room (#35) was so small it didn't have bureau for clothes. It had 4 hangers for all our clothing. No chairs. Only a bench which is where we put some clothing. We paid $800+ for three nights.
