It is in a very nice location. The hostess is very nice and genuine.
I would have liked that the towels were changed every other day.

The property was well located to travel around Tuscany and the surrounding areas. Lots of parking, nice pool to relax, nicely appointed rooms, cleaned everyday, lovely fresh breakfast cooked every morning, cakes were delicious. The hosts were very friendly and they couldn’t do enough to make our stay as relaxing as possible, they were very helpful.
Nothing..

The olive trees surrounding the property are pretty, but that's about it.
1) SUPER COLD ROOMS IN THE WINTER. The room was heated for maybe an hour or two before our arrival, which obviously is not sufficient! The walls and floor of our room were literally ice-cold. No matter how much we'd try to heat the place, it was freezing. Ridiculous as it may sound, but we had to wear our jackets and hats in bed. The heating in the bathroom was electric and would automatically switch off at night... so in the morning, you have ice-cold bathroom too. I understand energy costs have gone up, but trying to make up for it on your guests is simply unethical. Also, the AC/heating unit in the room is the cheapest one you could get - has only one setting and is so loud that you feel like you are on a landing strip.
2) STINKY WATER. Not sure if this is a temporary issue, but their water smells a lot of sulfur (rotten eggs). I mean it's so bad, you have to open up the windows after taking shower. One of us in fact couldn't take shower at all because of the smell. I honestly think they had to close down the hotel or warn guests or give a discount for that.
3) Uncomfortable beds. Cheap matrasses and cheap pillows. Also, the rooms look better on the photos than in real life.
Overall, horrible stay because the place isn't heated. I honestly think they should not be allowed to sell on booking.com because they do not provide the basic things you would expect from a lodging on booking.com: WARM room and NORMAL water!

Grigiona, one of the cats, was the sweetest, very affectionate. She even came up to sleep near our feet.
Garden beautifully maintained.
Beautiful style buildings.
The bed was much too small for a person my size (1,93m), even though I chose a room with a (according to Booking) big bed without a foot end. Mattress very typical for tourist purposes, hard but durable for a low replacement term. Not meant to be comfortable.
Breakfast was oké for Italian standards, but not for Northern European standards. First 2 days only old cake as home made choice, nothing else appeared to be home made. Breakfast price/quality ratio too low.
Location near railway and busy road.

Wonderful location for Cortona and Arezzo. Lucia very welcoming and helpful. The oil produced here is excellent as well. I would definitely recommend staying here.

Colazione eccezionale. Due abbondanti tavoli a buffet, dolce e salato. Pane, torte e pasticceria secca fatti in casa dalla padrona dell'agriturismo. Salumi e formaggi del territorio. Marmellate di produzione propria, così come l'olio.
Bevande calde (caffè, the, cappuccino e derivati) preparate a richiesta di ogni singolo ospite.
Parcheggio per auto all'aperto, davanti all'ingresso della struttura.
Nulla, tutto perfetto.

Heel gastvrij, hartelijke gastvrouw.
Ontbijt was heel goed verzorgd.
