Cute and cared-for property

Early and remote check in. We received a text and could go straight to our room. The owners have done many things to make the motel welcoming, clean and inviting. It's a great location to access coffee and restaurants downtown.

The busy road. After 8:30 pm it quieted down nicely, so it's not a dealbreaker.

Bathroom was very clean and I loved having the soap, shampoo, hand lotion etc. in bottles you provided. I liked the bed lamp that could be adjusted for brightness. Excellent breakfast but tables in the breakfast room would've been nice. I ate outside on the second-floor ledge rather than take my breakfast down to my room. I liked the code method of unlocking the door. My only gripe:- my mattress (box spring? squeaked every time I moved as much as my little finger. It was noisy and annoying/ That's my only complaint. I will definitely stay again if I am in the area.

Noisy mattress and box spring. I would refer a throw rug or something on the wood floor by the bed. Wood floors are cold. Small tables in the breakfast room might have been nice, but I realize you may not have room for them

Nice, clean downtown motel. Convenient to Downtown Fruita.

It's walking distance to the town square where the annual Fall Festival was being held.

I asked for a main floor room because I am handicapped. They responded through Booking.com that they could do that. But, the room they gave me was on the 2nd floor with a long staircase. It was difficult, but I managed. The breakfast is in a tiny room upstairs that would be difficult for anyone handicapped and limited mobility. Also, the breakfast room has no room for tables, so it's a grab-and-go breakfast.

clean and smart

I was impressed by how 'smart' this is. No keys - you get a code day of arrival. No need to drop off keys/key card - your code expires at the end of your stay. Breakfast room is a room with coffee/breakfast items and trays to take this all back to your room. There were plenty of items to choose from. The rooms were above 'average'...I really liked the decor. Appears to cater to mountain bikers - I just needed one night between point A and point B. I'd stay here again.

Balanced Rock Inn was professional in recognizing that a one-night refund was due

We chose the Balanced Rock Inn because we could bring our Siberian Husky,

We booked for 2 nights but construction at 4:00 a.m. directly outside our room made the second night untenable and we left. We reached out to Balance Rock Inn and advised we had no choice but to leave (and fully described the catalyst for leaving) and requested a refund of second night's stay. Balance Rock Inn messaged, "I am very sorry to hear that. We wish we could do something about the construction but unfortunately we cannot. We are happy to refund one night of the stay. You'll need to contact booking.com directly to get that processed back to you." BOOKING.COIM -- PLEASE REFUND TO OUR AMERICAN EXPRESS CARD ONE NIGHT'S STAYU AS AUTHORIZED BY BALANCED ROCK INN

Not quite there.

For the price the room was okay. The bed was not too bad for comfort not great but not too bad. It was close to the freeway and there was a nice view of the bluffs.

Limited areas to sit for a two queen room. Spent most of the time sitting on the bed. The corner where the table was had no light and one of the bedside lights did not work. The toilet was way too low to the ground and I know for some people that's not a bad thing for me it was not a good thing. And the trains, that was not fun either. Had to stop staff to get clean towels and toilet paper daily. They never came in and swept the floors or mop them and that needed to be done because you came right from the parking lot into the room.

Shower head did need deliver a good stream to rinse off with. Very close to train tracks, and those trains blast their signal when going through. Window shade did not raise up, yet all you’d see would be car rear ends or the street.

Modern and a great location

Stayed here a few years ago and it was outdated and not good services. Now it is remodeled, fresh and very modern. A nice change. Great location in Fruita as well as convenient to the highway. Ease of parking near the room. Clean modern rooms. Love the code check in system to avoid having to go reception. Breakfast was decent even though it wasn’t a hot breakfast. Great value.

Homey, Clean, great value for two rooms and king sized beds.

Amazing experience after driving for 10 hours. Did not have to interact with any staff. Received door codes for the 2 booked rooms via text ahead of time and we were just able to walk in and be done with the day. Very homey and clean. Would have loved to be there for more than a night to just sleep. Would definitely stay again.

A/C a bit noisy. digital door lock not reliable ... many tries to gain entry. In summer, the western sun is hot making the digital door systems and knobs too hot to touch. Advise, a shade system on west side of motel setup in the summer. No bottled water available at breakfast on weekday from what I could surmise.

Uncomfortably hot.

Good proximity to Colorado National Monument.

We never interacted with the hosts. Everything was done remote and impersonal. The breakfast was a mix of boxed grain-based prepackaged food and some apples along with drinks. Opened at 7am. We stayed during weather in the low 90s. The small AC was inadequate to cool the room for sleeping. The mattresses were tightly zipped into plastic protective bag wrappings. This made sleeping unbearably hot.

The hotel is within walking distance of the downtown area and easy access to the highway or National monument area. We were very happy with the entire place and it was good value. It was quiet though its quite close to the freeway, we never heard it. The staff were very nice and the place had a nice area and information for someone who brought their dogs.

But the room itself was actually quite good — everything we needed was there. The bed was very comfortable.

The booking itself started with issues — unfortunately, the hotel didn’t try to find any solutions and just shifted the responsibility with phrases like “let’s hope Booking.com will fix it.” And if we end up losing the money, they just shrugged. Breakfast was really poor, I wouldn’t even call it breakfast, more like a quick snack. Everything was cold — just various bars, cookies, and some fruit. My husband had nothing to eat as there was no meat or a proper sandwich option.

The room was tiny but adequate. Breakfast offerings were top-notch for people who eat healthy and organic. Puts the big hotel chains and their junk food breakfast offerings to shame!

AC unit was noisy and not too cold during unseasonably warm spell. We slept with the window open and it worked well because the parking lot was exceptionally quiet, even in the morning.

One of the nicest motels I have been to, well maintained and a bike wash with bike tools on site!

Clogged shower drain, noisy AC, little ventilation, and hotel levels of expensive for what you get. Breakfast is just some packed cereal, pop tarts, and coffee. Bagels but no cream cheese

The room was noisy. The hotel is right by the train tracks and the highway and you can hear both quite loudly in the room. I even sleep with earplugs and was woken up multiple times. Not really the hotel's fault but worth knowing.

The room was spacious, clean and quiet. We were located well for all our activities—downtown Fruita with shops and restaurants is almost within walking distance. We had no problems checking in with the digital info, fortunately. We would stay here again.

There was no one in the office during check-in time. Everything is arranged digitally for getting the entrance code for our room. Not very convenient if there is a problem. An older couple we met had requested a first floor room but were assigned second floor. The only way to reach their room is up some steep metal steps outside the hotel. A hard chore with heavy suitcases. I do not recall the website saying that this hotel is not suitable for those who cannot climb steep stairs. The couple had requested a first floor room. So be aware.

Happy to have found this place, It was lovely.

This is the perfect place to stay while on the road, we enjoyed the park across the street. No contact entrance, you don’t need to see the staff. You get a code to get into your rrom, however we did need help with the TV and staff was available to fix the situation. I would recommend this place!
