Amazing location and the new owners are exceptional. Loved the pool and the homemade breakfast was so good!! Its right in the middle of everything we wanted to do 10/10 recommend!!

Very comfortable room with good bed; breakfast was really wonderful; great location and very nice pool and hot tub.

Great location
Although I do believe she had good intentions, the host was passive aggressive and overly familiar with us. We stayed there while dropping out kids off for their sophomore year at Texas Tech and multiple times, in front of other guests, she asked my wife if she had gotten emotional and cried yet and if she was going to be okay without her kids at home. It was as if she wanted her to start crying right then and there. Then when we informed her that we would not be having breakfast at the B&B on our second morning, so we could have breakfast with our children before driving home, she made a comment about that being "rude" and she guessed we didn't like our breakfast the previous morning. Again, I think she was trying to be funny but it didn't come across that way.
