It was a nice setting with a nice room. There are some signs of wear - missing stair edging, cabinets in bathroom chipped and worn.
Though the property was conveniently located, we were a bit uncertain where the entrance to the B&B was located. The view was pleasant but we found the traffic noise made it unpleasant to use the balcony.

The breakfast was excellent with plenty of options to choose from. With the location of the B&B outside the downtown core you do need a car for flexibility to get around.
My only complaint would be the noise from the road in front. It's very busy. While you can't hear the road noise inside the room it is a little distracting when you are trying to enjoy the view from the balcony.

Location agreed weeks in advance to early checkin before 1PM and confirmed when we called but room was not ready. Staff no idea about hospitality business and no help with local information. Rooms face noisy highway.
