Definitely recommend if you plan to stay in area.

I loved this place! Everything from the view to nice room with comfy beds to delicious breakfasts! You have all you need there for shorter and longer stay and area is lovely! It is a perfect place if you want to visit regional parks in the area and it is also close (around 15-20 mins by car) to Victoria!

Even though we received super clear instructions how to get there and what to look for as we arrived super late at night it was a bit hard to locate where HOV is. It was not a big issue as within few minutes we were already inside but it was dark and was raining so I believe permanent light fixture (alway on) on the sign or post box would be helpful. Aside from that I have NO complaints!

Very pleasant.

Spectacular view! Quiet room. Breakfast was great, but only served at 8:30, which was fine for this particular trip, but probably wouldn’t be on a romantic or business trip where schedule flexibility is important.

After I booked the room for a certain price, then I was asked if I wanted a private bathroom, for an additional fee. The facility didn’t allow shoes, and my travel buddy has no toes and flopping around in slippers was not very safe for him. If I had known about that policy I wouldn’t have booked the room. Blackout curtains would have been nice due to blazing sunrise hours before breakfast.

It's a bit of a drive, but worth it!

I was pleasantly surprised when the hosts upgraded my room, as not all of their rooms were taken for the night. The location is a bit off the beaten track, but the view, the facilities, and the friendly hosts make it all worthwhile. My room was comfortable, clean, and well-equipped.The breakfast was filling and very tasty, if a bit unconventional.

A nice place to relax and be calm.

The breakfast is so good and I have made some friends there. What exceeded my expectations was the ocean view. It is quiet and amazingly beautiful. The hosts are friendly and it made me feel like I was living in my relative's house.

The location is a little bit far away from downtown. But it is close to some beautiful site like royal university road and Esquimalt Lagoon.

Beautiful spot with warm, cozy ambience

The family who runs it are lovely. I immediately felt at ease. Very hospitable and every need was taken care of. We didn't try the pack lunch or dinner options but it was nice to know they were there and we took full advantage of the delicious, generous breakfast. Great location with an awesome view and a convenient, short walk down to the beach.

Breakfast is served in the communal area and all guests eat at one time at one table. For the introverts, it would be nice to be able to spread out with more seating.

There were no staff to welcome or register us. Access to the house and room were open, so not secure (although once in, we did have a room key). We had to find our way to our room on our own. Bathrooms are not en-suite.

Excellent location and amazing sea view! Warm and cozy hospitality! The breakfast was what you need with a personal touch and served with a smile. We visited nearby Sooke park and beach, nice walk in the forest too. Thanks to the host for the warm hospitality, the property is very clean. Small dog was cute too.

Best B & B of dozens we have stayed at.

The breakfast each morning was excellent! While the same each morning, I could have this every morning. Friendly, helpful Korean owners could not do enough for you. Their wonderful small dog added to the pleasure. Spotless roomy rooms with a great ocean view and a patio to also enjoy it. Having use of an extra kitchen was helpful. You need a car here but our daughter lives six km away so picked us up and took us everywhere. Super comfortable beds. Great having two doubles. Always hot water in the shower.

I really can’t think of a negative. Totally enjoyed our week stay! Never before in a place so clean everywhere!

Beautiful sunrise view from the window. A quick walk down to the seaside. Very clean everywhere. Lovely very nice hosts and they have an adorable little dog. Breakfast was exceptional - a well balanced, yummy, colourful, filling meal. Public bus ride was not too bad and worth it for the view! It’s close to Hatley castle which is a nice place to visit!

Floorboards are a little creaky, we were worried about disturbing the other guests. Room got very hot, even with a fan. Still a great stay.
