The location is very good being only 5 minutes from the centre of Ambleside.
There was no WiFi - it wasn't advertised as having any but these days given the expectation it should be advertised as not present.
No cafetiere or scissors in the kitchen and missing a bath mat.
No extractor fan in either bathroom.
The shower on the top floor felt dangerously hot and did not respond to the shower controls. Other reviewers have commented on this and the owners have not done anything which gives the impression of doing the minimum to get the revenue - transactional.

Very clean and tidy, really well positioned in relation to the village. ideal for what we wanted.
No wifi and showers were either cold or scolding hot. There was no in between!

Bathroom plumbing needs attention..
Cold water tap loose in both bathrooms, shower bracket in main bathroom not attached to wall and impossible to use.
Water temperature in showers impossible to regulate ..either cold or scalding.
Non stick pans scratched, so hazardous to health.

Quiet location with a dedicated parking space yet only minutes on foot to the centre of Ambleside. House was warm and cosy during a January weekend. Clean house, comfortable beds and efficient showers. Dog friendly.
Only complaint is that you needed to take your own handwash/soap, washing up liquid, laundry tablets and pepper. There was salt and dish washer tablets though!

There were a couple of bulbs out nothing major that we even cared about it had just been mentioned on previous reviews and we noticed it after that but it wasn't an issue

Very nice historic property within easy access to the main town of Ambleside with lots of choice of food and facilities and within easy reach of walking routes and lakes.
The property was near a main road which was quite loud also there was building work going next on whilst we were there. There was also a lack of recycling bins.

wasn’t particularly clean. the windows were filthy. the bathroom shower seal was black. could have done with a lick of paint!!
The top floor (attic) window was wide open and the place was covered in leaves, dirt and debris.
the whole staircase creaked and the noise was unbearable.
no WiFi.
supposed to have a shared garden. this was a graveyard with grass over a foot high.
looking through the visitor book the negative comments over the last few years were repeated by many visitors.
we were so disappointed we left a day early.

beds (especially tower room) could be more sturdy/comfortable.. some issues with alternating temp in showers, taps loose and bath wonderful but hot water flow takes ages to pour

The location was perfect for us - pretty much in the town centre.
An excellent local butcher just around the corner.
Mr H’s is excellent for lunch time food and very reasonably priced - they don’t scrimp on quantity or quality.
The property is at the top of a hill therefore it’s not wholly suitable for anyone who can’t manage steep banks.
It’s also set out over three floors.
There is a dish washer however there wasn’t a tea towel for daily dish washing.

Location is brilliant, as is the provision of a car parking space within Ambleside. The house has everything you need, it doesn’t have wifi, but if you really need it, the 4G/5G connection is brilliant. Loads of space, quiet, nicely furnished and quirky. Love the entrance, as space for a buggy and hooks above a radiator to dry well coats (its the Lakes, it happens!)
Not much to dislike to be honest. People complain about the parking space being close to a grave stone. Its no problem if you have a car with good ground clearance (you park next to it, not over it) and if you have a low car, unload your passenger and reverse in, job done. The gate was wide enough for my big Land Rover. House was cold as windows were left open to vent from previous visitors (unsure how long for), so it took a while to heat up again, we took a small blower/heater as we have a toddler, but found there were some in the house anyway.

Fantastic house for playing hide and seek.
Very chilly on arrival and took all weekend to warm the house up.
Bath took ages to fill although there was plenty of hot water.

Car parking space - upright slab stops easy parking on low cars, just needs removing then would be fine. No wifi
