From downtown Charlotte, take North Davidson Street outbound. Turn right on Belmont Ave (Birdsong Brewing Co will be on the corner) Go 3 blocks and the property will be on your right, at the corner of Harill St.
From Independence Blvd, join I-277 outer loop, to exit 3A. Turn right on Belmont Ave (Birdsong Brewing Co will be on the corner) Go 3 blocks and the property will be on your right, at the corner of Harill St.
➤ Up to 5 vehicles can park in the private gravel lot. Street parking is also available near the house.
➤ Starter kitchen and bathroom essentials are provided, but guests will need to supply disposables and restock items for the duration of their stay.
➤ Exceeding maximum occupancy is not permitted.
➤ No third-party bookings (must book under your own account).
➤ No parties, events, smoking, vaping, marijuana use, or open flames (candles, incense, sage).
➤ Quiet hours begin at 10:00 pm. Please keep noise to a minimum.
➤ Its a pet friendly property. Please note that $75 pet fee will be applied per pet per stay. You can bring 1 pet, Keep pets off the furniture, clean up after them, and do not leave them unattended unless crated (waste bags are provided).

1. Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more):
● For reservations of 30 days or longer, a separate cancellation policy applies:
● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date.
● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date.
● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival
3. If you are local and / or under the age of 23 please notify us before making your reservation
4. We will place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled
5. Please note that for VRBO reservations and direct bookings, a 4% credit card processing fee will be applied to all cancellations and refunds, in accordance with the platform’s cancellation policy.
6. Guests acknowledge and agree to observe quiet hours from 10:00 PM to 8:00 AM and to keep noise levels to a minimum during this time out of respect for neighbors.
7. No parties or events allowed.
8. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.
9. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no `smoking` includes the use of vape pens and marijuana and `use of fire` includes the lighting of candles, incense, or sage. There will be a $150 charge per day of reservation if this rule is not followed.
10. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest.
11. Unauthorized late check-outs will incur a late check-out fee equal to 10% of the base price. This fee helps cover housekeeping costs when the agreed-upon check-out time is not observed.
12. Guests who make reservations for over 30 days must sign our standard lease agreement.
13. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place around the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property.
The cleaning fee for the mandatory mid-stay clean will be deducted from your security deposit or through the resolutions center.
14. This is a pet-friendly property! We’re glad if you were able to bring your pet along, but please note we have a few additional rules:
Please note that a $75 Pet fee will be applied per stay.
Please disclose pets at the time of booking. All pets must be added to your reservation so the applicable pet fee can be applied.
We are unable to host cats and breeds of dogs deemed aggressive, per our insurance policy.
No more than ONE (1) dog allowed
Pets are not allowed on furniture & please clean up after your pets.
Do not leave your pet home alone unless crated
15. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos.
16. For your security and protection the property is equipped with an exterior camera.
17. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
18. Please remember to take all of your belongings with you upon checkout.
