Welcome to Higher Ground, a recently built 4-bedroom Massanutten home with a bathroom for every bedroom. Soak in the hot tub, watch the sunset from the heated screened porch, then gather by the fireplace in either of the two living rooms. Kids claim the 8-bed bunk room; adults get a king suite and two queens. The huge kitchen features two islands, two ovens, two dishwashers, and plenty of seating. Managed by New School Hosting.

Higher Ground sits inside Massanutten with lots to do nearby! We are about 5 minutes from the slopes, Mountain Greens Golf Course, and Mountain Mayhem mountain coaster (the only one in in the state). We are 10 minutes from the resort's indoor/outdoor water park. Drive Skyline Drive in Shenandoah National Park (about 40 minutes), explore Grand Caverns (40) or Luray Caverns (55), sip at CrossKeys Vineyards (35) or catch dinner and a JMU game in Harrisonburg (30).

Inside, Higher Ground is built for groups: two living levels, two fireplaces and a bathroom for every bedroom. The house is laid out as follows:

MAIN LEVEL
• Great room: vaulted ceiling, linear electric fireplace in a reclaimed-wood wall, large TV and a deep sectional
• Dining: long farmhouse table with tufted banquette seating and a sliding door out to the deck and mountain views
• Kitchen for a crowd: two ovens, two dishwashers, two islands with bar seating, nugget ice maker, Keurig plus drip coffee maker and KitchenAid mixer
• Desk nook with surge protector, ergonomic mouse, mouse pad, wrist rest, and cushioned desk chair
• Bedroom 1 (king): primary suite with window seat; en suite with walk-in shower, double sink, makeup vanity and private toilet room
• Bedroom 2 (queen): reading chair, with Bathroom 2 right next door (double sink, walk-in shower)
• Stacked washer and dryer

OUTSIDE THE MAIN LEVEL
• Heated screened porch with a sectional and sunset views over the ridges, opening to a deck with string lights
• Back deck with a privacy-screened hot tub, bistro table, Adirondack chairs and a Weber gas grill. Behind the deck is a natural shale rock wall, which becomes almost a piece of natural mountain art at sunset- very cool!
• The front of the house faces the slopes, which you can see clearly at night in ski season. We love being able to see both sides of the "bowl" as it is called.

LOWER LEVEL
• Den with a second electric fireplace, large TV, sectional and chess table
• Reading nook with a twin daybed under the stairs, plus a mudroom entry for boots and coats
• Bedroom 3 (queen): window seat and an en suite with tub/shower
• Bedroom 4 (bunk room, 8 total beds): basically 2 rooms in one. One side has two twin-over-full bunk sets and the other has two twin-over-twin bunk sets. All 8 beds in the bunk room have a built-in water bottle nook with USB outlet and adjustable light- great for kids and teens!
• Bathroom 4 opens to both the den and the bunk room, with two sinks and a walk-in shower
• Front patio with Adirondack chairs, cornhole and a hanging hammock chair

GARAGE, FAMILY AND EXTRAS
• Garage with a Tesla EV charger, ski and snowboard racks, glove/boot heaters, and a second fridge/freezer
• Pack 'n play, high chair, kids' dishes and bathroom step stools
• Second laundry room with full-size washer, dryer and utility sink

Other things to note
• No pets, please.
• Massanutten offers hiking, skiing, mountain biking, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and recently, the only mountain coaster in Virginia (Mountain Mayhem)! Additionally, guests can enjoy community pool access in the summer season for a small per person fee.
• The driveway can hold 6-7 cars. There is an overflow parking lot available in Massanutten. The beginning of the driveway is a little steep. No trouble in normal weather, but in snow, AWD or 4WD is recommended, and please don't drive it when it's icy.
• Wifi is fast with a strong signal throughout the house and deck.
• Both living rooms feature a smart TV where you can access all the main streaming services.
• We provide a fully stocked coffee bar with multiple coffee drip and Keurig options
• Maximum 12 guests
• A full-time neighbor lives on the cul-de-sac, so please keep voices low outside at night.
• The porch heater is powerful: switch it off when you head inside.
• Linens and towels provided
• Pack n play, high chair, kid dishes/utensils, and baby gate provided
• Please do not climb on the shale rock wall behind deck- it is soft rock and breaks easily.
• We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.

WELCOME TO MASSANUTTEN!

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval
from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is
available with written approval from your host.

OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency
conditions, check MassanuttenVillage(dot)com or electronic sign at
entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

PETS
• Leash always required when outside.
• Clean up after your pets.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or
carports. Trash attracts wildlife, which could endanger you and damage the property.
