About this apartment rental

Welcome to your peaceful private guest suite in Washington, DC! This newly renovated lower-level space offers a comfortable, stylish, and convenient place to relax after exploring the city. It is ideal for solo travelers, couples, small families, or business travelers looking for a quiet home base with convenient access to Washington’s attractions.

The guest suite is located approximately 15 minutes by car from the U.S. Capitol, depending on traffic, with convenient access to downtown Washington, DC, National Harbor, museums, monuments, restaurants, and other local destinations.

THE SPACE

The private guest suite occupies the lower level of our family home and can accommodate up to three registered guests. It has its own separate entrance, allowing you to come and go without entering the main part of the house.

The open-plan room includes a comfortable queen bed for up to two guests, a compact futon, a television, and a welcoming area for relaxing. The futon provides sleeping space for a third guest but is shorter than a standard bed and is best suited for a child or shorter adult.

The private bathroom is located directly across the hall within the guest area. The suite is newly renovated and thoughtfully furnished to provide what you need for a comfortable short visit or extended stay.

Because the bathroom does not have an exhaust fan, a dehumidifier is provided in the hallway to help control moisture. Please leave the dehumidifier running and do not move or unplug it. Guests do not need to empty it. If the Full indicator appears, the machine beeps, or it stops running, please message me, and I will take care of it.

After showering, please leave the bathroom door open to help the space dry and prevent mold and mildew. When comfortable, please also leave the door to the sleeping area open to improve air circulation and allow heating or cooling to reach the room. You are, of course, welcome to close either door whenever you would like privacy.

The suite is located beneath the main part of our family home, where I live and work with my two school-aged children. Your indoor guest accommodations are private and are not shared with the host. However, the house is not completely soundproof, so guests may hear normal household sounds, including footsteps, stairs, appliances, and everyday movement upstairs.

Quiet hours are observed from 10:00 PM to 7:00 AM. Normal daytime household activity resumes after 7:00 AM.

FOOD AND BEVERAGE AMENITIES

Although the suite does not include a full kitchen or stove, it has a convenient refreshment and food-preparation area equipped with:

• Mini refrigerator and freezer
• Microwave
• Rice cooker
• Toaster
• Electric hot-water kettle
• Panini maker
• Waffle maker
• Keurig coffee machine
• French press

Complimentary Keurig pods, coffee, and tea are provided for you to enjoy.

These amenities make it easy to store food, prepare breakfast, reheat meals, or enjoy coffee and tea without leaving the suite. Please use heated appliances only on the designated countertop, never leave them unattended, and unplug them after use. Guests are also asked to clean any appliances and dishes they use so they are ready for the next guest.

There is no shared access to the kitchen or other rooms in the main part of the house.

PRIVATE ENTRANCE AND CHECK-IN

Guests enter through the fenced gate at the rear of the property and continue through the backyard to the outdoor stairs leading to the private basement entrance. The lockbox is attached to the railing beside the stairs.

After entering the suite, you will find the main light switch on the wall across the room from the entrance.

Detailed check-in instructions, photographs of the correct gate and entrance, and the current lockbox code will be provided before arrival.

Please close the backyard gate gently and make sure it latches securely each time you enter or leave. If it is not fully latched, the wind may push it open and cause it to swing.

Because the entrance requires walking down outdoor stairs, the suite may not be suitable for guests with limited mobility. Please use the handrail, watch your step, and take extra care in rain, snow, darkness, or while carrying luggage. Guests may bring luggage of any size, but please consider whether you will be comfortable carrying it down the stairs when you arrive and back up when you leave.

OUTDOOR SPACE

Guests are welcome to enjoy the backyard and deck during their stay. Please keep in mind that these outdoor spaces are shared with the host and may also be used by the host’s family.

The rear entrance and backyard are monitored by an exterior security camera for safety and security. A front doorbell camera also monitors the front entrance. There are no cameras inside the guest suite or in any private indoor guest area.

PARKING AND TRANSPORTATION

Free public street parking is available around the property and is typically easy to find. However, spaces are not reserved or guaranteed, and the private driveway is not available for guest parking.

Guests are responsible for observing all posted parking restrictions, street-cleaning signs, and temporary parking notices.

Public transportation is available nearby, although bus delays can occasionally occur. For late-night returns or greater flexibility, traveling by car or rideshare may be more convenient.

THE NEIGHBORHOOD

The home is located in a residential Washington, DC, neighborhood where I have lived for years and feel comfortable. It offers a peaceful place to rest while remaining within driving distance of the U.S. Capitol, downtown Washington, DC, National Harbor, museums, monuments, restaurants, and other attractions.

As in any city, guests should remain aware of their surroundings, particularly when walking at night.

INTERACTION WITH THE HOST

I live and work in the main part of the house and genuinely enjoy welcoming visitors from around the world. I am happy to say hello, answer questions, and offer assistance, but there is never any pressure to socialize. I follow my guests’ lead and respect their privacy.

Because I may be working or speaking with a client, Vrbo messaging is the best way to contact me rather than knocking on the upstairs door. I will respond as soon as possible.

With advance notice and depending on availability, I may also be able to store your luggage before check-in or after checkout. Please arrange luggage storage in advance, as availability is not guaranteed.
