The Space:
Hawthorn House is a high-end serviced home set over three floors and finished to a luxury standard throughout.
Sleeping arrangements (sleeps 10):
• Master bedroom – superking bed with private en-suite
• Top floor bedroom – superking bed with private en-suite
• Bedrooms 3, 4 and 5 – double beds
• Family bathroom
Downstairs you'll find generous living and dining space and a fully equipped kitchen, perfect for cooking and eating together as a group.
Cinema room: settle in for movie nights in the dedicated cinema room with built-in surround sound.
Gym: a fully equipped private gym including a top-of-the-range StairMaster and a weight machine, so you can keep up your routine during your stay.
Outside there is a large private garden with plenty of room to relax, and ample off-street parking for up to four vehicles.
Hot tub: available on request at no extra charge. Please give at least 24 hours' notice before arrival so it can be prepared for you.
Housekeeping: for stays of a week or more, the property is cleaned weekly by our in-house cleaning team.
The house is suited to families, groups of friends and corporate bookings looking for comfortable, spacious accommodation in Yarm. We do not accept hen or stag parties.
Guest Access:
Guests have exclusive use of the whole house, including the cinema room and private gym, the garden and the driveway (parking for up to four vehicles). The hot tub is available on request at no extra charge with 24 hours' notice.

Hawthorn House sits in a quiet residential area of Yarm, a historic market town on the River Tees known for its Georgian high street, independent shops, cafés, restaurants and bars. Teesside, Darlington and Harrogate are all within easy reach, including the North York Moors and the coast make for easy day trips.
Getting Around:
Free off-street parking for up to four vehicles on the driveway. Yarm is a short drive from the A19 and A66, with Teesside International Airport around 15 minutes away and Yarm and Eaglescliffe rail stations nearby for connections to Darlington, Middlesbrough and the East Coast Main Line.
Other Things to Note:
• Strictly no hen or stag parties, and no parties or events.
• Minimum stay is 3 nights.
• Hot tub is available on request at no extra charge – please give at least 24 hours' notice.
HOT TUB RULES:
- Shower before getting in
- No fake tan, body oils, lotions, sun cream or make-up
- No glass, soap, bubble bath or food
- Children must be supervised at all times
- Replace and lock the cover after use
Please note: if the hot tub needs to be drained and cleaned because these rules weren't followed, a £150 charge will apply.
• The property must be cleaned weekly by our in-house cleaners during longer stays; we'll arrange a convenient time with you.
• Maximum occupancy is 10 guests.
• This is a residential neighbourhood – please be considerate of our neighbours, especially with noise in the garden in the evening.
