Come evening, dozens of restaurants and bars are close enough to walk, so park once and forget the keys until checkout.

THE MAIN FLOOR

Open the door and you'll feel it right away: bright, spotless and built for being together. The entire first floor flows as one open space, remodeled in this newer build with real attention to detail. Stretch out on the oversized sectional and stream your own accounts or put the game on the big flat-screen Smart TV.

On nights when everyone needs a break from screens, pull out the board games and let the kids run the show.

The kitchen tends to become the heart of the trip. You'll have all the pots, pans and dishes you need, so making a few meals at home saves both money and time. Grab a seat at the eat-in counter, and when more people show up hungry, the dining table handles the rest. There is also a half bath on this floor, so no one has to climb the stairs, which is especially handy when you are coming in and out from the pool and backyard.

THE POOL AND BACKYARD

Step through the sliding door onto the covered patio, where you can stay in the shade with the pool only a few feet away. The fenced backyard is roomy enough for both townhomes to spread out, with a cornhole set for some friendly family competition and a separate BBQ grill for each unit. LP propane tank is not provided, so please bring your own.

THE BEDROOMS AND BATHS

All three bedrooms and two full baths are upstairs. The master suite has a king bed and a private ensuite full bath. Bedroom two is set up for kids or friends with a twin-over-full bunk bed plus a pull-out twin trundle. Bedroom three has a pair of full-size beds. The second full bath is just off the hallway and features a modern walk-in shower that fits the fresh feel of the whole home.

That adds up to six beds, and we include an airbed with a pump as a backup, which makes seven. The big sectional downstairs is not a sleeper sofa, though it's plenty roomy for one late-night straggler. Clean linens and towels come with every bed. If anyone will be sleeping on the airbed or the couch, please pack bedding for them.

NEIGHBORHOOD

Being able to walk to dozens of bars & restaurants may be the single best reason to stay at Ling by the Beach 2. Once the car is parked, you really will not need it.
Within four blocks you'll find Tequila Sunsets, BOBS (Bar on the Bay, with arguably the best sunsets on the Island), Louies Backyard, Viva Fine Dining, Meatball Café for great Italian plus gluten-free pizzas and pastas, Dairy Queen, Liams Steakhouse on the Bay and plenty more.

Planning to bring more than 2 vehicles? Call our office before you arrive and we will do our best to help with off-site parking, though we cannot guarantee it. Street parking is not available here.

All house rules must be read and agreed to before booking. We are always glad to answer questions ahead of time.

This property is security patrolled for parties, noise and similar issues. It is set up for families and is not a party home.

Need more room? Besides the nearly identical townhome next door, we manage multiple units across the island and can book you more than a few. Just ask, we would love to help!
High-speed WiFi reaches the whole townhome. Spectrum service can be spotty at times, so if you need to work, bring a phone hotspot as a backup in case it drops. Because of this, we do not discount or reimburse for lost internet or WiFi. This is an island, after all.

POLICIES
Primary guest must be 23 or older. Guests under 23 require approval prior to booking and an additional and substantial refundable damage deposit, IF it is possible; we must clear this first. The maximum allowed is 12 people, and infants as well as toddlers count toward that number.

A signed digital rental agreement and valid photo ID are required before check-in. Strict cancellation policy applies. No smoking, no parties, no loud music at any time. The property insecurity patrolled at night.

Starter toiletries and cleaning supplies are provided but not replenished or unlimited, so please come prepared. For stays of 3 nights or more, complimentary linen and towel exchange is available at our office. One more reminder: the pool is shared with the townhome next door unless you rent that unit too. The public beach access is about half a block away, which makes it very convenient.
