The Deck House is a privately owned luxury home located within a peaceful residential community. We are pleased to welcome guests who will enjoy and care for the property as intended. To protect the home, our neighbors, and the surrounding community, the following policies are strictly enforced.
NO PARTIES, EVENTS OR UNAUTHORIZED GATHERINGS
Parties, events, receptions, celebrations, or gatherings involving individuals who are not included on the reservation are strictly prohibited. The home may not be used as an event venue under any circumstances.
OCCUPANCY IS STRICTLY ENFORCED
The number of guests on the property may not exceed the occupancy stated on the reservation at any time, including daytime visitors. All guests, including children & babies, must be included in the reservation. Unauthorized guests or exceeding the home's maximum occupancy may result in immediate termination of the stay without refund.
NO SMOKING OR VAPING
Smoking, vaping, marijuana use, or the burning of any substance is prohibited inside the home and in any areas designated as non-smoking. Evidence of smoking—including odor, ashes, cigarette or marijuana remnants—may result in additional cleaning, deodorizing, or damage charges.
QUIET HOURS & NEIGHBORHOOD RESPECT
This is not a party property. Excessive noise, amplified music, disruptive behavior, or disturbances to neighboring properties will not be tolerated. Guests are responsible for complying with all posted community and HOA rules, including quiet hours.
ZERO-TOLERANCE VIOLATIONS
Parties, unauthorized events, significant over-occupancy, smoking inside the home, intentional property damage, threatening behavior, or other serious violations of the house rules may result in the reservation being terminated and guests being required to vacate the property. No refund will be provided for unused nights when a stay is terminated due to a serious violation of the house rules, to the extent permitted by the booking platform and applicable law.
OWNER AREAS
Guests have access to the home except for designated locked closets and areas reserved for owner use. These spaces are not included with the rental. Guests may not attempt to open, bypass, remove, or tamper with locks. Damage or evidence of tampering may be charged to the guest.
DAMAGE & EXCESSIVE CLEANING
The booking guest is responsible for the conduct of everyone in their party and for damage, missing items, excessive cleaning, or other costs resulting from their stay, subject to the terms of the booking platform and applicable law.
