We love our neighbors. We ask during your stay, the group is respectful of quiet hours outdoors from 10pm to 8am.
**All reservation require a $500 damage protection hold. This is NOT a charge, but a temporary hold placed on your card two days before checkout to ensure coverage in the unlikely event of damages. The hold is automatically released within 5 days after your checkout date, pending no reported damages. You will be contacted if any damage claims arise.
**A flat damage protection non-refundable fee of $50–$80 will apply. This fee covers incidental damages for stays under 30 days, allowing you to enjoy your visit with peace of mind and no additional out-of-pocket costs for accidental damage. After booking, you’ll receive a unique guest portal link with your damage waiver agreement, including full details for your review and signature. All reservations require a signed rental agreement prior to arrival to confirm property rules, policies, and safety guidelines.
All rules of this agreement are not suggestions, they are mandatory for any guest staying on the property, and failure to adhere to them can lead to fines and/or eviction from the property without refund depending on the severity of the infringement. There will only be one warning before immediate eviction from the property.

HOUSE OPERATION
NO PARTIES OR EVENTS
This is a lodging-only property. NO parties or events are allowed in the house except if approved by the owner prior to your arrival. You will be fined if guests exceed your reservation without approval. as this is a residential neighborhood. No fireworks allowed anytime. NO street parking at any time. If you plan to invite over additional guests or family we require advance notice. All guests must be attached to your reservation or approved by Owners before arrival to the house. All additional guests must be inside or leave the home before neighborhood quiet hours at 9pm. If you need additional parking you MUST reach out to us for parking and coordination and access to the garage.
CARS
*Please park in the 2-garage or driveway. NO street parking at any time.* Our neighborhood is residential and neighbors frequently walk along the road for leisure. Guests are NOT allowed more than 8 CARS without prior approval. NO street parking at any time. We offer 2 garage parking spots and up to 6 cars in the driveway. If you have an extra car or two we are willing to work with you to provide garage parking or elsewhere in the neighborhood, but you must reach out to us in advance.
QUIET HOURS
Please respect the quiet hours of the neighborhood between 9pm to 8am. Our neighbors help make our place safe and homey, please return the favor. Please do not trespass on our neighbors lawns for any reason.
HVAC
We understand that every guest has a different comfort level when it comes to sleeping temperatures, and we allow you to adjust the temperature when you desire. However, we ask that you do not set the temperature below 69 degrees when cooling and move them back up to 72 during the day. This is to ensure our HVAC system runs smoothly and does nothing freeze over. If the system freezes due to the temperature being set too low for extended periods of time, it will become the guest’s responsibility to pay the repair fee. The downstairs fans have a summer and winter rotation to lift air up or keep heat down. Feel free to adjust this with the remote as needed.
TRASH
Trash pickup is every Tuesday. Please move the cans to the road for pickup. If you need assistance moving the bins to the front road please let us know and we can send someone to help.
NO LOCKED CLOSETS
Guests will not have access to locked owner`s closets at any time.
NO SMOKING
We do not allow smoking inside or on the property at anytime. No illegal substances on the property at anytime. If you wish to smoke you must be more than 20 feet away from the property (not allowed on the deck anytime). If there is evidence of smoking you will be charged LARGE fines. No illegal substances or weapons on the property at any time.
PET RULES
You must receive owner approval before bringing pets to the property and have paid required pet fee prior to arrival. You must receive owner approval to have more than 2 pets on the property. Please do not let pets on the furniture inside or outside of the house. Any damage or excess cleaning due to your pet will result in a fine. Please pick up after your pets in the yard. Feel free to leave your dog off the lease around the house, but please be mindful to not let into the neighbors yard and keep them on a leash when walking through the nearby neighborhood.
EARLY CHECK-IN/LATE CHECK-OUTS
Please observe the designated check-in and check-out times. We cannot accommodate early check-ins or late checkouts due to cleanings and scheduling, unless approved by the owner at least 24 hours prior to your arrival or departure date. You will be charged a fine for staying past checkout if not communicated.
CHECK-OUT INSTRUCTIONS
We would appreciate if you please help pick up the home after your stay. No checkout instructions are required as it is your vacation after all and we want you to enjoy your time and relax with us.
