Dipper Lodge House Rules
Please review these rules carefully before your stay. They are intended to keep everyone safe, protect the property, and ensure compliance with township requirements.
1. Occupancy
The home is normally arranged to accommodate 11 overnight guests comfortably.
The absolute maximum occupancy is 12 guests, including adults, children, and infants. An additional air mattress can be provided for the 12th guest upon advance request.
Only the guests included on the reservation may stay overnight at the property.
2. Daytime Visitors
Daytime visitors are permitted only with the host’s prior approval.
The number of approved daytime visitors may be up to three-fourths of the property’s maximum overnight occupancy, which is up to 9 daytime visitors, subject to parking, township, and property restrictions.
Daytime visitors may not stay overnight unless they are officially added to the reservation and approved by the host. All visitors must follow the house rules and leave before quiet hours.
The booking guest is responsible for the conduct of all visitors.
3. No Parties or Events
Parties, events, large gatherings, and unauthorized celebrations are not permitted.
The property may not be used for any gathering that exceeds the approved number of guests or visitors. Any violation may result in cancellation of the stay without a refund and additional charges.
4. Quiet Hours
Quiet hours are from 10:00 PM to 7:00 AM.
During quiet hours, please keep outdoor conversations, music, pool activity, and other noise at a low level. Loud music, shouting, or disruptive behavior that may disturb the neighbors is not permitted at any time.
5. Parking
Vehicles must be parked only on the designated gravel driveway.
Do not park on the grass, neighboring properties, landscaped areas, or anywhere that blocks the roadway.
Please contact the host in advance if your group expects to bring more vehicles than the property can safely accommodate.
6. Trash and Wildlife
Bears and other wildlife are active in the area.
Do not leave food, garbage, coolers, pet food, or trash bags outside during your stay.
Please place securely tied trash bags in the designated outdoor trash containers on the day of checkout, according to the checkout instructions.
Keep vehicle doors locked, and do not leave food, trash, or strongly scented items inside vehicles.
Never approach, feed, or attempt to photograph wildlife at close range.
7. Pool Safety
There is no lifeguard on duty. All guests use the pool at their own risk.
Children must be actively supervised by a responsible adult at all times.
Running, diving, pushing, rough play, and glass containers are not permitted in or around the pool area.
Do not enter the pool while under the influence of alcohol or any substance that may impair judgment.
Please keep the pool gate secured and follow all posted pool-safety instructions.
8. Pool Heating
Pool heating must be requested and paid for in advance when applicable.
Pool temperature is affected by outdoor temperature, rain, wind, overnight conditions, and other weather factors. The pool may take many hours to warm, and a specific temperature cannot be guaranteed.
Please do not adjust or touch the pool heater, pump, filter, valves, electrical controls, propane equipment, or other pool machinery. Contact the host if assistance is needed.
9. Fire Pit
The fire pit must be used responsibly and only when weather conditions and local regulations permit.
Never leave a fire unattended. Keep children supervised and maintain a safe distance from the flames.
Completely extinguish the fire after use. Do not burn trash, plastic, fireworks, or any prohibited material.
10. Smoking and Vaping
Smoking and vaping are not permitted inside the house, basement, garage, or any enclosed area.
Outdoor smoking is permitted only at least 25 feet away from the house, doors, windows, pool area, and outdoor furniture.
Cigarette butts must be fully extinguished and disposed of safely. Do not throw cigarette butts on the ground or into the fire pit.
Additional cleaning or damage charges may apply if there is evidence of indoor smoking.
11. Pets
Only pets included on the reservation and approved by the host are permitted.
Pets must be supervised and may not be left unattended unless safely crated. Guests must immediately clean up all pet waste.
Pets are not permitted in the pool or on bedding and furniture.
The reservation holder is responsible for pet-related damage, excessive cleaning, odors, waste, or disturbances.
12. Children
Children must be supervised at all times, particularly near the pool, fire pit, stairs, driveway, game room, and outdoor recreational equipment.
The property includes items and areas that may not be suitable for unsupervised children. Parents and guardians are responsible for determining whether each amenity is appropriate for their children.
13. Indoor and Outdoor Amenities
Please use all games, arcade machines, sports equipment, furniture, electronics, and recreational amenities carefully and only for their intended purposes.
Do not move beds, large furniture, televisions, arcade machines, pool equipment, or heavy outdoor furniture.
Return games, equipment, pool floats, and furniture to their original locations after use.
Guests are responsible for damage caused by misuse, negligence, or failure to supervise children.
14. Restricted Areas
The garage, locked closets, mechanical rooms, maintenance areas, pool-equipment areas, and owner storage spaces are not available to guests.
Do not attempt to open locked doors, cabinets, utility areas, or equipment enclosures.
15. Security Cameras
Exterior security cameras are located around the driveway , front door , and exterior entrance areas including backyard and over pool area to monitor equipment and for safety and property protection.
There are no cameras inside the home or in private guest areas.
Tampering with, covering, disconnecting, or damaging security equipment is prohibited.
16. Property Care
Please treat the home and its contents with care.
Do not remove household items, towels, linens, games, electronics, decorations, kitchen supplies, or equipment from the property.
Please use coasters, clean spills promptly, and avoid placing hot items directly on furniture or countertops.
Confetti, glitter, tape, nails, screws, and adhesives that may damage walls, furniture, or surfaces are not permitted.
17. Damages and Maintenance Concerns
Please report spills, damage, broken items, leaks, appliance problems, safety concerns, or maintenance issues as soon as they are noticed.
Prompt reporting allows the host to assist and may prevent further damage.
Guests may be responsible for damage, missing items, excessive cleaning, unauthorized repairs, or losses occurring during the reservation.
18. Safety and Emergencies
Do not disable smoke detectors, carbon-monoxide detectors, locks, alarms, or other safety equipment.
In an emergency, call 911 first and then notify the host as soon as it is safe to do so.
Please follow all posted instructions and any safety guidance provided by the host.
19. Check-In and Checkout
Check-in begins at the confirmed time listed on the reservation.
Checkout is by 11:00 AM, unless a different time has been approved in writing by the host.
Unauthorized late checkout may result in additional charges because the cleaning team requires sufficient time to prepare the home for the next guests.
Before leaving, please:
• Place securely tied trash bags in the designated outdoor trash containers on the day of checkout.
• Load and start the dishwasher.
• Return furniture, games, pool items, and equipment to their original locations.
• Turn off small appliances and indoor lights.
• Close and lock all windows and exterior doors.
• Ensure that no personal belongings are left behind.
20. Rule Violations
Guests are responsible for any damage, excessive cleaning, unauthorized guests, unauthorized pets, noise complaints, township violations, fines, missing items, or other costs caused by members of their group or their visitors.
Serious or repeated violations may result in termination of the reservation without a refund.
