A Thoughtfully Designed Tiny Texas Homestead on 5 Private Acres
Welcome to Fence Line Little House — a small Texas homestead designed with intention.
Tucked away on 5 private acres just off Fitzhugh Road, this 700-square-foot home offers a quiet place to slow down while keeping you close to Austin and the Texas Hill Country.
The house was inspired by early Texas starter homes and built around a simple philosophy: use less, need less, and let thoughtful design do more. Its compact footprint, natural light, shaded spaces, insulation, open ceilings, and carefully considered orientation were designed to work with the Texas climate.
This is not a traditional large vacation home. It is a thoughtfully designed tiny house where every square foot has a purpose.
GUESTS & SLEEPING
The home can accommodate up to 8 overnight guests (but it will be crowded and there's only 1 bathroom) — up to 6 adults and 2 children.
Sleeping arrangements:
Upstairs main bedroom: queen bed
Upstairs bunk room: twin-over-twin bunk bed, best suited for 2 children
Downstairs bedroom: full-size fold-out cabinet bed
Living room: queen-size sleeper sofa
PLEASE UNDERSTAND that the house is only 700 square feet with one bathroom, so it is best suited for guests comfortable sharing a cozy, compact space. Perfect for a small family that doesn't desire a lot of privacy.
BEDROOMS
The upstairs main bedroom has a queen bed, linens, a large closet, hangers, and storage. It has an open-ceiling design with a door for privacy.
The upstairs bunk room is very small and has a twin-over-twin bunk bed. It is best suited for children.
The downstairs bedroom has a full-size fold-out cabinet bed, a private door, and a small desk with a bright lamp and nearby outlet, making it suitable for remote work.
There are no TVs in any of the bedrooms.
BATHROOM
One full bathroom is located downstairs and includes a shower/bathtub combination, sink, mirror, hair dryer, fresh towels, shampoo, conditioner, body wash, and toilet paper. The bathroom is accessible from inside the house without going outdoors.
KITCHEN
The kitchen is equipped for simple meals and includes: Full-size refrigerator/freezer, Full stove and oven, Microwave, Coffee maker, Toaster, Pots and pans, Baking sheets, Plates, bowls, cups, glasses, wine glasses and mugs, silverware, Wooden cooking utensils, Kitchen knives, cutting board, Salt, pepper, avocado cooking oil, Paper towels and dish soap. THERE IS NO DISHWASHER
LOW-WASTE & SUSTAINABLE LIVING
Sustainability at Fence Line Little House is quiet and practical. The home uses refillable shampoo, conditioner, body wash and hand soap, bulk/refillable kitchen supplies, reusable water bottles and coffee cups, and environmentally friendly cleaning products. Recycling is provided and strongly encouraged. The home's small footprint, natural light, shading, insulation, airflow, and orientation were intentionally designed to reduce unnecessary energy use. We ask guests to conserve water and electricity and to keep doors and windows closed while the AC or heat is running.
SEPTIC SYSTEM & WELL
The property uses a septic system and an underground well. Normal toilet paper is fine to flush, but please ONLY flush toilet paper. Do not flush wipes, feminine hygiene products, paper towels, tissues, cotton products, or any other items.
AIR CONDITIONING & HEATING
Although it is very efficient, we do live in Texas, so we have equipped the house with a mini split and ceiling fans for cooling and heating.
LAUNDRY & HOUSEHOLD AMENITIES
A washer and dryer are available for guest use. We also provide an iron, small ironing board, outdoor drying rack, vacuum, broom/dustpan, cleaning supplies, extra towels, toilet paper, and hangers. Extra sheets and blankets are available upon request.
ENTERTAINMENT & WORK
The living room has a Smart TV. Streaming services are available using your own accounts. Wi-Fi is available throughout the house, and cell service is available at the property. The downstairs bedroom includes a small desk, bright desk lamp, and nearby power outlet for remote work.
OUTDOORS
Guests are welcome to explore the entire 5-acre property.

There is no grill, fire pit, hammock, or walking trail.
The property has dark skies that are excellent for stargazing. Guests may also see deer, red-tailed hawks, rabbits and other Texas native wildlife.

Fence Line Little House is just off Fitzhugh Road, offering a private country setting while remaining close to Austin and the Hill Country.

Fence Line Little House is not a wedding or event venue, but its location is convenient for guests attending nearby Hill Country celebrations.

PARKING & ARRIVAL
Free parking is available for up to 3 vehicles. Guests may park on the gravel driveway, under the carport, or beside the house. SUVs and trucks are welcome, and 4WD/AWD is not required.
The private road to the house is gravel but suitable for a normal sedan.
There is a property gate that will be opened by the property manager before arrival.
The home has a smart lock. Guests will receive a door code and detailed arrival instructions, including a video walkthrough.
The property is not brightly lit at night, so please review the arrival video before arriving after dark.
Our local property manager is available by phone/text if assistance is needed.
PETS
Up to 2 dogs or cats are welcome.
Pet fee:
1 pet: $50 per stay
2 pets: $75 per stay
Pets must be potty trained and are welcome inside and on the porches. Please keep pets off beds and furniture.
Pets may be left alone in the house, although crating them while unattended is strongly preferred.
The 5 acres are not fully fenced. If your pet is prone to wandering, please use a leash.
We provide food and water bowls and a dog bed.
Guests are responsible for pet-related damage, excessive cleaning, stains, odors, or other damage caused by their pets.
CHILDREN
Children are welcome. The small upstairs bunk room is particularly suited for children.
Please note that the upstairs bedrooms are accessed by narrow stairs.
HOUSE RULES
No smoking or vaping anywhere on the property.
No parties or events.
Maximum overnight occupancy: 8 guests.
All overnight guests must be included on the reservation.
Daytime visitors who are not registered guests are not permitted.
Maximum of 3 vehicles.
Only registered house guests may gather at the property.
Quiet hours begin at 10 PM. Please respect the peaceful rural setting and surrounding neighbors.
Outdoor music is permitted at a respectful volume.
Please do not move furniture.
Please conserve water and electricity.
Keep doors/windows closed when AC or heat is operating.
Please respect wildlife and the land.
Owner/private storage areas are off limits.
SAFETY & ACCESSIBILITY
The property is not suitable for guests with mobility limitations.
Please be aware of exterior steps, narrow stairs to the upstairs bedrooms (loft style), gravel roads/driveways, limited outdoor lighting at night, and unfenced portions of the property.
The home is equipped with smoke detectors, a carbon monoxide detector, fire extinguisher, and first-aid kit.
CHECK-IN & CHECK-OUT
Check-in is flexible depending on availability. Early check-in may be available upon request.
Guests will receive smart-lock instructions and an arrival video before their stay.
Check-out is at 11:00 AM.
Before leaving: Collect household trash and place it under the carport.
Separate recycling.
Clean up after pets.
Return household items to their proper places.
Close doors and windows.
Check for personal belongings.
Lock the house.
