WALK TO ALMOST EVERYTHING
Cupla Coffee, a grocery store, a gas station, a barber, Jersey Mike's, and Ve La Thai Fine Dining are all a short walk from the front door. It sounds like a small thing until you're here. Most places this close to the mountains put you in the car for everything, and this one doesn't.

The park and ride for the Cottonwood canyon bus is a five-minute walk.

GETTING TO THE MOUNTAIN
Big and Little Cottonwood are both under five minutes from the driveway. Snowbird is 15 minutes, Alta and Solitude 20, Brighton 25, and Park City about 30 when you want a change.

In summer the same canyons open up for hiking, climbing, and some of the best road cycling anywhere. Ferguson Canyon, Bell Canyon Falls, and Storm Mountain are all inside ten minutes. Downtown is 20 minutes, the airport 25.

BRINGING A BIGGER GROUP
Our other townhome sits right next door, same layout and same amenities. Booking both gives you 16 beds, two kitchens, two hot tubs, and two front doors. It works far better for two families than one big house where everyone shares a bathroom and negotiates bedtime. Message us to reserve them together and we'll sort out a group rate.

THE SPACE
Each of the three bedrooms has a queen, and there's a double sofa bed in the living room. Full kitchen with dishwasher, full-size fridge, oven, and coffee maker. In-unit washer and dryer, 400 Mbps WiFi that handles a work call and a movie at the same time, and smart TVs. Gear storage keeps boots and boards out of the way.

Out back is fenced and quiet, with a grill and the hot tub. That's where most people end up after a day on the mountain.

HOUSE RULES
-8 guests max, including kids and infants
-No parties or events
-Quiet hours 10 PM to 8 AM
-No street parking at any time. Use the garage and driveway.
-No smoking, vaping, or marijuana anywhere on the property, inside or out. $200 fee.
-No pets. Trained service animals are welcome.
-Hot tub: no glass, kids supervised by an adult, cover back on after use
-No fireworks or open fires
-Guests must be 25 or older to book and stay at the property
-Signed rental agreement required before check-in

SECURITY DEVICES
Outdoor cameras at the driveway, entries, and back patio, including the hot tub area, plus one in the garage. No cameras inside the home.
