Wake to sunrise over the Yarra from Level 35, with your first coffee on the balcony. Mornings are the reason to book this one. From Level 35 the Yarra runs below you and the city opens out in front, and the sunrise comes up over it while you have your first coffee on the balcony. It happens every clear morning of the year.

Two things guests come back for: on clear mornings, hot-air balloons drift low across the city at sunrise and pass right in front of the windows, and on 31 December the outlook makes an unusual vantage point for Melbourne`s New Year`s Eve fireworks. Both are weather-dependent and set by others, so we can never promise them — but when they happen from up here, they are the photographs guests send us afterwards.
Honest notes
• This is a high floor in a city building. Open the windows and you will hear the city; closed properly, the double glazing shuts it out remarkably well. On windy days you may notice some airflow sound, which is normal this high up. Earplugs are provided for lighter sleepers.
• Climate is split-system air conditioning and heating in the living area and the ensuite bedroom, with a tower fan and a portable oil heater for the second bedroom.
• The building`s reception and 24/7 concierge are the building`s own team, not ours. They are helpful with the front door, but anything to do with the apartment comes straight to us.
• The apartment and the balcony are entirely smoke- and vape-free, as is the building — please step outside the building to smoke.
• Lifts can take a moment at peak times, as they do in any tall tower.
• This is boutique serviced accommodation, not a hotel: hotel-grade linen, professional cleaning before you arrive and a starter pack of essentials, but no daily housekeeping. From 21 nights we schedule a refresh clean — fresh linen, restock and a general clean — charged separately.
• A monitor in the hallway measures smoke and sound levels only. It cannot hear or record conversations.

The whole apartment is yours, along with the building`s shared facilities.
Arrival. Self check-in from 3pm, any hour of the day or night. Your keys wait in a secure locker inside the building itself — no shop to reach before closing, no meeting anyone — and we send step-by-step directions with photos the day before you arrive. Check-out is 10am. Early check-in and late check-out are subject to availability on the day, and approved requests may incur a $60 per hour fee.
Parking. One secure on-site space is included in your rate, with the entrance beside the building`s main entrance. Vehicles up to 2.1 m high fit comfortably — worth checking your dimensions if you are hiring a van or a roof-boxed 4WD. Full parking directions come with your arrival instructions.
Building facilities. The pool, spa, sauna and steam room are on Level 1 and the gym is on Level 2, open 5am–11pm, seven days a week. There is also a shared study room on the upper ground floor. All are the building`s facilities, and hours can occasionally change for maintenance. You will have the fob you need.
Concierge. The building has its own 24/7 reception and concierge. They are not connected to our service, so for anything about the apartment, message or call us directly — we answer quickly.

We are Nat and Mat, a two-person team who have been hosting in Melbourne for over eight years. Our portfolio is small on purpose, which means you are messaging the people who chose the pillows and know which lift is quicker — not a call centre.
We are as present or as invisible as you would like. Everything you need to arrive smoothly comes before you get here, and once you are in, you have the apartment entirely to yourself. If something comes up, message us on the platform or call — we reply quickly, in English or Spanish, and we would much rather fix something during your stay than read about it afterwards.
Do ask us for recommendations. After eight years we have opinions about coffee.

You are at the western edge of the Melbourne CBD, where Flinders Street meets the Yarra. The postal address reads Docklands because the boundary runs along the street — cross the road and you are in the city proper. It is a modern, walkable pocket: river on one side, Southern Cross Station on the other, the Docklands waterfront a short stroll the other way, and the Free Tram Zone running from your door.
On foot
• Southern Cross Station — 5–7 minutes. Trains, regional services, trams and SkyBus to the airport, with a Woolworths Metro inside for a quick shop
• Yarra River promenade — 5–8 minutes. Walk or cycle east to Southbank or west to the Docklands harbour
• Marvel Stadium — about 10 minutes, so you can walk home after a match or a concert
• Crown Casino and the Southbank promenade — 10–12 minutes for riverside dining, bars and the evening fire displays
• Melbourne Convention and Exhibition Centre (MCEC) — 12–15 minutes across the river
• DFO South Wharf — 12–15 minutes for outlet shopping and cafés by the water
• SEA LIFE Melbourne Aquarium — a short riverside walk, and an easy win with children
• Docklands waterfront and The District Docklands — a short walk for harbour views, dining and open space
• Flinders Street Station and Federation Square — about 20 minutes on foot, or 10 by tram
A short tram ride
• Bourke Street Mall, Emporium and Melbourne Central — 10–15 minutes for the city`s main shopping
• National Gallery of Victoria — 15–20 minutes, or a pleasant walk along the river
• Albert Park, home of the Formula 1 Grand Prix — 15–20 minutes
• Melbourne Park and Rod Laver Arena, for the Australian Open and major concerts — 20–25 minutes
• Melbourne Cricket Ground (MCG) — 20–25 minutes by tram or train
• Queen Victoria Market, Chinatown, Hardware Lane and the Block and Royal Arcades — all an easy tram ride into the city centre
