Guests have full access to the entire home, including all three finished levels, five bedrooms, 5.5 bathrooms, living and dining areas, fully equipped kitchen, private theater, game room, hot tub, barrel sauna, and multiple outdoor decks.

Guests may also enjoy nearby Massanutten Resort amenities. Resort activities, pools, golf courses, waterpark admission, skiing, and other attractions are operated separately and may require advance reservations, availability, and additional fees.

Only the mechanical room and unfinished storage space remain off-limits.

Keyless entry instructions will be provided before arrival.

● A signed short-term rental agreement is required to complete your reservation.

● The primary booking guest must be at least 25 years old and remain at the property throughout the stay.

● Maximum occupancy is 14 registered guests. Additional visitors require prior approval.

● Parties, events, and unauthorized gatherings are strictly prohibited. Anyone violating this policy may be required to leave immediately without a refund.

● Quiet hours are 10 PM–7 AM. Please limit outdoor noise and respect nearby residents.

● Pets are not permitted, except where required under applicable service-animal laws.

● Smoking, vaping, and marijuana use are prohibited inside the home and within enclosed outdoor spaces. Any odor or evidence of smoking will result in a minimum $500 additional cleaning and deodorizing charge.

● Violations of the occupancy, noise, smoking, pet, or party policies may result in immediate termination of the stay without a refund, along with charges for additional cleaning, damages, or related costs.

● We understand that accidents happen. Please notify us immediately if anything is damaged or broken. We typically do not charge for minor accidental breakage; however, guests are responsible for larger damage, missing items, or excessive cleaning costs. We will communicate with you regarding any applicable repair or replacement charges.

● Starter toiletries, paper products, and basic household supplies are provided. Guests should purchase additional supplies for longer stays.

● The paved driveway is steep. AWD or 4WD may be necessary during snowy or icy conditions.

● Guests are responsible for checking weather and road conditions before and during their stay, especially in winter.

● A 50-amp EV outlet is available. Guests must bring their own compatible charging cord and equipment.

● Travel insurance is strongly recommended. Refunds outside the stated cancellation policy will not be provided for weather, road conditions, illness, resort closures, travel interruptions, or other unforeseen circumstances.
