You will have private access to the house and all amenities during your stay.

You can access the home any time with our secure, keyless entry. There is a secondary lockbox (just in case there you any issues with keypad entry).

CHECK-IN & CHECK-OUT
Check-in: after 3:00 pm
Check-out: by 10:00 am

-No parties.
-No additional guests to sleep on the premises without prior permission.
-Any visitors must leave property no later than midnight.
-Quiet hours between 10pm and 7am.
-Smoking prohibited indoors. Fines of $500 for smoking/vaping and/or marijuana use indoors will be imposed for violations.
-2 Pets maximum with prior approval and pet fee.
-There is an exterior ring camera (audio and video) at the front entrance of our -home that must remain on 24/7 for safety purposes.
-All guests must shower prior to entering the hot tub. NO GLASS in the hot tub. Any excessive hot tub cleaning will incur an additional fee.

To maintain the property`s upkeep, a member of our team may visit once a week for trash collection, lawn service, and restocking. They will not enter the home. You will be informed in advance if their visit coincides with your stay.

No additional pets on the property unless explicitly agreed upon. Must pick up any and all animal waste in the front and backyard prior to your departure. Subject to additional cleaning charges for left behind dog waste.

☆House Rules☆

Welcome to CO Hous, We are delighted to host you. Please take a moment to review our house rules to ensure a pleasant experience for everyone.

1. **Early Check-in and Late Check-out:**
- Early check-in and late check-out may be accommodated upon request, subject to cleaners’ availability. Please inform us in advance.

2. **Late Check-out Fees:**
a. Failure to check-out by the designated check-out time, unless authorized, will result in a 75 dollars late check-out fee, as this impacts our cleaners` schedule and their time is highly valuable.
b. If you stay for more than 2 hours past check-out unauthorized, you are responsible for that day`s base rate without any discounts, and it still does not grant you possession of the property for the day. If you wish to extend your stay, you still must make arrangements with us accordingly.
c. You will be responsible for reimbursing us for any refunds given to other affected Airbnb travelers due to your unauthorized late check-out.

3. **No Smoking:**
- Smoking and vaping are strictly prohibited inside the property. Evidence of smoking in the home will result in a minimum 250 dollars cleaning fee to restore the home to a smoke-free conditions. If we get reports of smoking in the common areas (balcony, lawn chairs, etc) you will be fined 150 dollars.

4. **Pet Policy:**
- Pets are allowed to stay in the property with prior authorization and a payment of 50 dollars per pet for the entire stays. Evidence of unauthorized pets will result in an additional 200 dollars cleaning fee.

5. **Excessive Guests:**
- Any additional guests beyond those established in the reservation will result in a $50 charge per guest.

6. **Damages:**
- Guests are responsible for any damages caused to the property or its contents during their stay. Please report any damages to the host immediately.

7. **CLEANING:**
- Our cleaning fee is based on a courteous guest (e.g. someone who cleans up after themselves, puts dishes in the dishwasher, leaves the place as they found it, etc.). This is NOT a hotel. If the housekeeping crew discovers an unreasonable mess post-checkout, we will charge an additional fee of 100 dollars.

8. **NOISE:**
- Please respect our neighbors and keep noise levels down, especially during late hours (10:00 PM to 8:00 AM).

9. **MAINTENANCE**
- Understand that we are at the mercy of the property management maintenance team for most general “fix-it” requests. We ask that all our guests are patient and understanding in regard to
this. If a previous guest has damaged something minor, and we were unable to fix it before check
in, it will be reported to the complex staff, but it is dependent on the maintenance team’s schedule. Examples: blinds, curtains, and lightbulbs fall under the “non-emergency” maintenance category and won’t be completed until they’ve addressed any emergency requests around the property first.

10. ** SMART LOCK AND SECURITY CAMERA MAINTENANCE CLAUSE**
-The Premises is equipped with a smart lock and a Blink security camera, both of which operate on battery power. The host shall monitor the operational status of these devices and notify the guest when a battery replacement is required. The host shall request the guest’s consent to access the Premises for the sole purpose of performing such maintenance at a mutually agreed-upon date and time.

Should the guest fail to grant reasonable access or otherwise deny permission for the host to replace the batteries, the host shall bear no responsibility or liability for any resulting malfunction, lockout, loss of access, or interruption of the security system. The guest acknowledges that such maintenance is necessary to preserve the safety and functionality of the Premises and agrees to cooperate in good faith to facilitate timely maintenance when required.

11. **PARTIES**
- The complex enforces a strict no-parties/noise violation policy to all its residents. This includes all Airbnb guests as well. If you throw a party, trash the space, damage the unit, disrespect the property, or have a gathering with extra guests that are not reported in your initial booking, you are breaking the rules and will be fined $200 in addition to reimbursing us for damages done.

12. ** LONG TERM STAYS - 30+ **

- We do require the tenants to sign a separated additional lease agreement for long/Mid term (30+ days) stays.

13. ** STARTER PACK **
- We provide a starter pack that includes toilet paper, paper towels, trash bags, and basic cleaning products. Guests are responsible for purchasing additional supplies as needed during their stay.
