The two bedrooms feature comfortable KING beds with upholstered headboards, blackout curtains, ceiling fans, closets, and modern LED-accent nightstands; each bedroom has its own wall-mounted smart TV. Downstairs, the living room`s queen sleeper sofa adds extra sleeping for up to 6 guests total. The home has 1.5 baths: the upstairs full bath shines with a granite vanity, lighted mirror, and a standout black-marble walk-in shower with rainfall + handheld heads, plus a convenient half/powder bath downstairs.
The open main floor centers on a fully equipped kitchen: stainless French-door refrigerator, glass-top electric range, over-the-range microwave, dishwasher, plus a coffee bar (drip + Keurig), blender, and full cookware. The breakfast bar and waterfall dining counter seat four. It all opens to a bright living/dining room with a white-brick fireplace and smart TV.
Step out to your own private patio with a propane grill and a navy lounge set—perfect for pregame. A back gate from the patio opens to a shared common backyard with cornhole + bocce under mature shade trees, used only by guests of this duplex`s two units. Guests enjoy the entire Unit B (the private `105 B` entrance), your own private patio with grill on the B side, and dedicated driveway parking for up to 3 vehicles. A back gate from your patio leads to a shared common backyard with cornhole + bocce—a private space used only by guests of these two units (never the public). The unit is fully self-contained with its own kitchen, laundry, and entrance. (Unit A next door is a separate rental with its own guests, who share only that common yard.)
Other things to note
• Self check-in after 4:00 PM; checkout 11:00 AM. • Max 6 guests (City of Arlington limit). • No parties/events, no smoking (inside or within 6 ft of any doorway), and no unregistered guests—violations carry a $500 fee. • No pets unless approved in writing. • Quiet hours / no amplified sound 10 PM–9 AM. • Trash goes in the cans behind the fences (pickup Wednesdays). • Park only in your assigned driveway spaces or risk towing. City Strictly forbids street parking and parking lot across is private do not use • You have your own private patio + grill; the shared common backyard (cornhole + bocce, reached via your patio`s back gate) is private to this duplex`s two units only and shared with the guests next door—please be considerate. • Registered Arlington STR (Permit #26-048561-STR); HOT taxes collected per city/state rules.
STRs are only permitted in eligible zones (Entertainment District + certain medium-density/multifamily areas); enforced via `Host Compliance` monitoring.
