Large Country Villa with Swimming Pool in Tuscany

Dating back to the 15th century, Villa Avena is a splendid property located just 35 kms from Florence. With two houses sharing a private pool and a beautiful Italian garden, the villa is perfect for large families or groups of friends. The town of Empoli (6 km) offers shops and a train station and Vinci (the home and museum of Leonarda da Vinci) is just 7 km away. The villa is also an ideal starting point for visiting the must-see cities of Tuscany – including Florence, San Gimignano, Lucca, and Pisa. Included in the price, the villa also offers two wine tastings in two important vineyards, 35 min away.

The 550 square metre villa consists of two villas: Villa Loggia (350 square metres) which develops over 2 floors and Villa La Terrazza (200 square metres) which develops over one level.

Villa Loggia (sleeps 10)

On the ground floor you will find a large entrance hall which leads to a dining area (with table seating 10), a sitting area (with a sofa and fireplace) and a lounge (with sofas and direct access to the terrace). On this floor, you will also find a well-equipped kitchen (with table seating 6), a study (with desk, copier machine and two double sofa beds), a laundry room and a guest bathroom (with toilet).

On the first floor you will find five bedrooms and three bathrooms (two ensuite).

Villa La Terrazza is surrounded by a panoramic balcony which overlooks the swimming pool. The entrance leads to a bright living area (with sofas), a dining area with access to a large terrace (with table seating 16) and a lounge (with sofas, coffee table, fireplace). You will also find a well-equipped kitchen, a laundry room, and a bathroom (with shower). In the sleeping area, you will find two double bedrooms (with double beds), one with an ensuite bathroom (with shower). One small bedroom (with bunk beds) and a bathroom (with shower).

Outside the property, you will find a large garden with a private swimming pool (10 m x 5 m; depth 1.5 m; shared by both villas) with a well-equipped sun terrace (with sun loungers and umbrellas). The property includes three terraces including an alfresco dining area (with table seating up to 20), relaxation areas (with divans, chaise-longue, armchairs and umbrellas), a patio (with a barbecue) and an outside shower.
