Located directly across the street from private deeded Gulf beach access, you`ll spend your days swimming in crystal-clear waters, collecting the area`s famous prehistoric shark teeth, shelling along miles of sandy shoreline, paddleboarding, fishing, or simply relaxing under the Florida sun.

Just a short walk from the home, you`ll also enjoy private Lemon Bay dock access at the end of Sandpiper Drive. Guests are welcome to fish from the dock, launch their own kayaks or paddleboards (not provided), or use it for temporary boat loading and unloading. It`s the perfect complement to the home`s Gulf beach access, allowing you to experience both sides of Manasota Key`s unique waterfront lifestyle. (Overnight docking and parking at the dock are not permitted.)

Inside, you`ll find spacious open-concept living areas, a fully equipped kitchen, multiple Roku Smart TVs, high-speed Wi-Fi, and comfortable furnishings designed for both entertaining and relaxation. The home`s flexible floor plan includes a private ground-floor guest suite with an ensuite bathroom, making it ideal for extended families or guests seeking additional privacy. Take advantage of Stumpy`s Free Ride Golf Cart Taxi (tips appreciated), offering complimentary transportation to many of the island`s popular waterfront restaurants, beach bars, live music venues, and local attractions on the south end of Manasota Key.

Beyond the island, you`ll be just minutes from Englewood Beach, Blind Pass Beach, Stump Pass Beach State Park, Boca Grande, Historic Dearborn Street, Lemon Bay Park, championship golf courses, marinas, fishing charters, kayaking, paddleboarding, boutique shopping, and waterfront dining.

By booking and occupying this property, you agree to comply with the following House Rules. Failure to comply may result in additional fees, termination of your reservation without refund, or charges for damages.

Occupancy

Only registered guests listed on the reservation may occupy the home overnight. Maximum occupancy limits must be followed at all times. Unauthorized guests or exceeding the maximum occupancy may result in immediate termination of your reservation.

Minimum Age

The primary renter must be 25 years of age or older and must remain at the property for the duration of the reservation.

Check-In & Check-Out

Check-In: 4:00 PM
Check-Out: 10:00 AM

Early check-in or late check-out requires prior written approval and may incur additional fees.

Respect the Neighborhood

This is a quiet residential neighborhood.

Quiet Hours: 10:00 PM – 8:00 AM
No parties, events, weddings, receptions, or large gatherings.
Please respect neighbors and community standards at all times.

No Smoking or Vaping

Smoking and vaping are prohibited inside the home, garages, lanais, porches, balconies, and within 20 feet of open doors or windows.

A minimum $400 cleaning fee, plus any additional remediation costs, will apply.

Pets

No pets are permitted on the property.

Unauthorized pets may result in additional cleaning fees and immediate termination of your stay.

Parking

Park in the driveway only.
Parking inside either garage is prohibited.
Guests may use the west garage for storage only.
RVs, trailers, boats, and oversized vehicles require prior written approval.

Beach Access

Private deeded Gulf beach access is located directly across North Beach Road from Sandpiper Road, the side street where the home is located.

Please rinse off sand using the outdoor shower before entering the home and shake out towels, chairs, umbrellas, and beach gear before bringing them inside.

BBQ Grill

Please do not move the BBQ grill.

After each use:

Clean the cooking grates.
Allow the grill to cool completely.
Replace the protective cover once cooled.

Guests may be charged for excessive cleaning or damage resulting from improper use.

Trash

Trash collection is Tuesday morning.

Trash cans are stored behind the fenced area on the east side of the property.
Roll the trash cans to the side street (Sandpiper Road), not North Beach Road, on Monday evening for Tuesday morning collection.
Return the trash cans behind the fence after pickup.
All trash must be bagged and placed inside the containers.
Failure to place trash out properly or leaving excessive trash at check-out may result in additional hauling or disposal fees.

Air Conditioning

Please help protect the home`s HVAC system.

Keep all exterior doors and windows closed while the air conditioning is operating.
Do not set the thermostat below 72°F.
Setting the thermostat too low may cause the system to freeze and require service.
Service calls resulting from guest misuse, including excessively low thermostat settings or leaving doors and windows open while the AC is running, may be charged to the guest.

Home Care

Please treat the home with care.

Report any maintenance concerns or damage immediately through your reservation messaging platform. Do not attempt repairs yourself. Guests are responsible for damage beyond normal wear and tear.

Security

Please lock all doors and windows whenever leaving the property.

Do not share door codes with anyone outside your reservation.

Exterior security devices may be present. There are no interior security cameras.

Florida Wildlife & Weather

Southwest Florida is home to native wildlife and tropical weather.

Please keep doors closed to help prevent insects from entering the home, do not feed wildlife, and exercise caution around native animals. Paradise Breeze Vacation Rentals & Realty will coordinate hurricane shutter installation if required.

Visitors

Visitors are not permitted without prior written approval from Paradise Breeze Vacation Rentals & Realty.

Damage & Liability

Guests are responsible for any damage, missing items, excessive cleaning, or negligence occurring during their stay.

Paradise Breeze Vacation Rentals & Realty and the property owner are not responsible for accidents, injuries, illness, theft, or loss of personal belongings.

If you have any questions, need assistance, or experience a maintenance issue during your stay, please message us through your reservation platform. Our team is happy to help and will respond as quickly as possible.

Acknowledgment

By completing your reservation, you acknowledge that you have read, understood, and agree to comply with these House Rules. Failure to follow these rules may result in additional charges, removal from the property without refund, and restrictions on future bookings.
