Nestled within the exclusive, secure Mistiq Villas community, this high-end, three-story villa perfectly blends modern luxury with the bohemian beauty of Mayan culture. Whether you are hosting a family getaway or a retreat with friends, our home offers you the ultimate upscale Tulum experience just minutes from the world-famous beach zone.
THE SPACE

Our expansive, beautifully designed villa comfortably sleeps up to 8 guests across three levels of open-concept luxury.
Main Floor (Gather & Connect):
🌴︎Step into a bright, open-concept living space.
🌴︎Cook in a fully equipped kitchen featuring a rare luxury in Tulum—clean, filtered water straight from the tap.
🌴︎Gather around a dining and living area built to seat 8 comfortably.
🌴︎Large glass doors open directly onto your private garden, which leads straight to a sparkling swimming pool and sunbed for two (or more).
Second Floor (Guest Retreats):
🌴︎Features two serene guest bedrooms, each equipped with plush Queen beds and private, full ensuite bathrooms.
🌴︎One guest suite boasts its own private terrace—perfect for morning coffee surrounded by lush greenery.
Third Floor (The Master Oasis):
🌴︎The entire top level is dedicated to the ultimate master suite. Retreat to a King-size canopy bed, a massive ensuite with a double sink vanity, and a spacious private terrace complete with your own exclusive plunge pool.

🌴︎Paved Road Access: Unlike many rustic properties deep in the Tulum jungle, Mistiq Villas features a fully paved road leading directly into the complex, making arrivals seamless for cars or shuttles.
🌴︎Proximity to Beach Zone: The property is strategically located just minutes away (approximately 1.6 kilometers / 1 mile) from Tulum`s famous coastal beach zone and hotel strip.
We recommend that you rent a car or take a taxi in. If you`re travelling by foot or bike, we suggest planning your arrival during the daylight.

We require a $500 deposit or you have the option of purchasing damage waiver protection for your stay with us for $35 (which covers you for up to $500). You will be invited to verify your identity and select from one of these two options through a separate email from our insurance broker Truvi.
1 - Please no pets.
2 - Please do not smoke inside. There are ashtrays for the terrace & garden. Please throw your cigarette buts and ashes in the garbage once they are completely dry (not on the floor or in the garden area!).
3 - As is the case in all of Tulum, please do not throw toilet paper in the toilet. Please use the garbage bin instead.
4 - We are working to keep our nightly rates low, and you can help us by please turning all the lights off in the rooms you’re not in and when you leave the space for your adventures. The same is true for the AC units, please turn them off when keeping the terrace doors open or leaving the unit for the day.
5 - The water heater is small, so please be aware that hot water will run out fast. We suggest saving your showers for when you’re coming in from Tulum’s hot sun, so as to be able to handle a colder temperature!
6 - Please clean the coffee machine after each use.
7 - Please close and lock the terrace doors whenever leaving the space.
8 - When using the building amenities, including the fitness centre, restaurant and pools, please respect that this is a shared space. This includes no audio speaker in common areas, no floaties in the pool areas and wiping down the workout machines after use. The building has not yet communicated their official rules with us, so please ask the staff if you’re unsure that something you want to do in a common area is allowed.
