Other Things to Note:

▶ This home is privately owned and does not include maid service or daily cleaning. The cleaning fee covers the final cleaning after checkout.



▶ Unregistered guests are not permitted on the property or within the resort amenities.



▶ Pets are not allowed.



▶ Parties and events are strictly prohibited. Community quiet hours are from 10:00 PM to 9:00 AM. Noise complaints may result in patrol or sheriff involvement, fines of $250 or more, removal from the property without a refund, and possible suspension of amenity access.



▶ Smoking is strictly prohibited anywhere on the property, including inside the home, on the deck or porch, in the yard, driveway, and all surrounding outdoor areas. Evidence of smoking will result in a $250 penalty and immediate termination of the reservation without a refund for unused nights.



▶ Check-in begins at 4:00 PM, and checkout is no later than 11:00 AM. Early check-in and late checkout are subject to availability and prior approval. Unauthorized late checkout will result in a fee of $100 per hour after 11:00 AM.



▶ Towels, linens, shampoo, conditioner, soap, and an initial supply of toilet paper are provided at check-in. Additional supplies are not replenished during the stay, so please plan accordingly.



▶ Moving furniture is not permitted. Violations may result in a $250 fee.



▶ TRASH: There is no trash collection service at the property. All household trash must be securely placed in closed bags and taken by guests to the Coosawattee Convenience Center on Highway 382, approximately 1.5 miles from the main gate near the Citgo gas station. Littering or improper trash disposal may result in a $150 fine.



▶ Do not flush paper towels, wipes, trash, feminine hygiene products, or any other non-flushable items down the toilets. Guests may be charged for plumbing or septic-system damage caused by improper disposal.



▶ The community speed limit is 20 mph on paved roads and 10 mph on gravel roads. Reckless driving, tailgating, passing moving vehicles, tire spinning, and improper gate entry are prohibited and may result in fines.



▶ ATVs, golf carts, and side-by-sides may only be operated with a valid Coosawattee ATV tag.



▶ Outdoor fires must never be left unattended. A community burn ban applies from May 1 through September 30. Guests are responsible for confirming that fires are permitted before using the fire pit.



▶ Hunting, trapping, discharging firearms, and feeding wildlife are strictly prohibited within the community.



▶ Our properties are professionally cleaned and regularly treated for pests. Due to the local climate and wooded mountain environment, occasional insects may enter the home despite our best efforts. Please notify us promptly of any issues so they can be addressed.
