Smoking
Smoking of any kind—including cigarettes, vaping, cigars, or weed—is strictly prohibited indoors. Outdoor smoking is allowed, but please dispose of cigarette butts and ashes responsibly. Ensure smoke does not enter the house to maintain a fresh indoor environment.

Checkout by 11 AM
Late checkouts without approval will be charged:
50% of nightly rate after 11 AM
100% of nightly rate after 1 PM

Quiet Hours & Noise Policy
Quiet hours are from 10 PM to 8 AM. No parties, events, or loud noise at any time. Decibel sensors are in place.
Noise must not disturb neighbors during the day—no loud music or shouting. After 10 PM, all music should be moved indoors. Violations may lead to a $200 fine. If police are called, fines up to $1,000 may be issued, and guests may face immediate eviction without refund.

Occupancy Limits & Guest Policy
Only guests listed on the booking are allowed to stay. The primary guest must message the host via Vrbo with the full names of all individuals staying at the property. Do not exceed the number of guests allowed in your reservation. Any additional guest or visitor beyond 8 people will be charged $35/person/night. No large gatherings.

Underage Drinking
Underage drinking is strictly prohibited and may result in immediate eviction.

Pets
Pets are strictly not allowed at this property. Violation of this policy will result in a $500 fine.

Parking
Please use the driveway and garage. Six cars can fit in the driveway, two can fit in the garage.

Security Cameras
Exterior cameras are installed for safety (garage, backyard, and front door). Cameras are not actively monitored.

Infestations
Guests introducing pests may be held responsible for pest control and related costs.

Maintenance Access
Staff may enter the unit weekly or as needed to ensure upkeep. Report maintenance issues promptly—refunds are not issued for delays or outages.
