Escape to the heart of the Cornish countryside in this beautifully appointed cottage. Nestled in a peaceful location near the historic town of Launceston, this idyllic retreat offers the perfect balance of rural tranquillity and easy access to the dramatic North Cornwall coast.

Designed with comfort in mind, our cottage features two bedrooms, each paired with its own private bathroom — making it the ultimate layout for families or two couples travelling together who value their own space.

Cider Cottage is a charming detached barn conversion which sits within the grounds of Higher Sutton Town Farm. The cottage provides a quiet retreat where you can unwind and relax from the moment you arrive. It’s a tranquil, quiet location, just over the Cornish border, perfect for exploring Devon & Cornwall .

The cottage is accessed via 3 steps into the hallway. The two bedrooms are located at opposite ends of the property, both with 4ft beds and fitted with very comfortable John Ryan mattresses. One bedroom has an en-suite shower room and the other has a shower room immediately next door. The bathrooms have toilet rolls, hand wash, and a small amenity set per person of shampoo, conditioner, shower gel, body lotion and soap. Both bedrooms have a hairdryer, a chest of drawers, bedside cabinets with lights, hanging rails and hangers, bedding and towels.

The country style kitchen has an electric Range Master cooker with two ovens, grill and a 5 pan induction hob. The kitchen also has a washing machine, microwave, fridge / freezer, kettle, toaster & Nespresso coffee machine. The dining table and 4 chairs are situated within the open plan kitchen, along with various cupboards housing pots, pans, crockery, glasses, games & jigsaws etc. There’s a pull out larder for your groceries.

In this area you will find the collapsible games table and Alexa, which sits on the dresser.

The sitting room has a 43” television with Sky Entertainment, Sky Cinema, Netflix, Disney+, HBO Max, Amazon Prime, Paramount+ and Discovery+

The three seat sofa has two reclining seats, and there is an additional armchair next to the electric log burner which is perfect for cosy evenings. There is basket for storing the outdoor cushions.

The stable door leads onto the raised open patio and front garden.

Guests have exclusive access to Cider Cottage which has its own private gardens. The raised patio overlooking the front garden provides a perfect place for alfresco dining. The views from here are of rolling countryside and Dartmoor. There is a charcoal BBQ and tools for guest use. At the rear of the cottage there is a smaller garden with a picnic bench for guests to enjoy the evening sunsets with a glass of wine.

The owners live in the neighbouring thatched cob farmhouse from where the keys can be collected on arrival.

The entire property runs on electricity and has solar panels. There is an EV charger on site, which is available upon request and charged at cost. The central heating is run by air source heat pumps. The owners vegetable garden is watered via the rainwater harvesting system.

The entire property also benefits from 900mbps FTTP fibre broadband providing excellent Wi-Fi.

Whilst guests have their own private gardens, the owner’s garden is a lovely space to have a wander around. There are two ponds within these grounds, one is an ornamental pond with Koi and gold fish and the other is a natural pond usually empty during summer heatwaves. The ponds are situated some distance from Cider Cottage and are unfenced.

We recommend bringing some groceries with you or having a home delivery before you arrive. We would be happy to put this away for you. The nearest supermarket is 5 miles away. We do though provide a starter provision set of tea, coffee, sugar, milk, oils, salt & pepper etc. A full list of what’s included will be sent within the Welcome message.
