Waterside Retreat on Sportsman – Rotonda West, Florida
By booking and occupying this property, you agree to follow these House Rules. Violations may result in additional fees, HOA fines, loss of deposit, or termination of the reservation without refund.
Occupancy
Maximum occupancy is 8 guests.
Only registered guests may stay overnight. Unauthorized guests, visitors, or misrepresentation of the guest count may result in additional fees or immediate termination of the reservation.
Minimum Age
The primary renter must be at least 21 years old, remain at the property throughout the reservation, and accept responsibility for all guests.
Check-In and Check-Out
Check-In: 4:00 PM
Check-Out: 10:00 AM
Early check-in and late check-out are not guaranteed, require prior written approval, and are subject to additional fees. Unauthorized early arrivals or late departures may result in further charges.
Noise, Parties and Community Rules
This home is located in the Rotonda West community. Please respect neighboring residents.
Quiet Hours: 10:00 PM–8:00 AM
Parties, events, weddings, large gatherings, excessive noise, and disruptive behavior are prohibited. HOA complaints or law-enforcement involvement may result in immediate termination without refund.
Smoking and Vaping
Smoking and vaping are prohibited anywhere on the property, including the home, garage, lanai, pool area, and outdoor spaces.
Evidence of smoking or vaping will result in a minimum $400 cleaning and deodorization fee, plus any additional remediation costs.
Pets
This property allows a maximum of one approved dog with prior written approval and payment of applicable pet fees.
Pets must:
Stay off furniture and beds
Remain under control
Not be left unattended
Stay out of the swimming pool
Avoid excessive barking or nuisance behavior
Have all waste picked up immediately, indoors and outdoors
Guests are responsible for all pet-related damage and cleaning. Excessive pet hair, odors, pet waste, or damage beyond standard cleaning may result in additional cleaning or replacement charges starting at $150.
Unauthorized pets may result in additional fees or termination of the reservation.

Private Pool
This home has a private, unheated pool.
Swim at your own risk. Children must be supervised at all times. No diving, running, roughhousing, glass containers, or pets are permitted in or around the pool.
Guests may not adjust pool timers, pumps, valves, fillers, or other equipment. Keep the water level approximately halfway up the skimmer and contact management immediately if the pool filler is overflowing, not working, or appears to be off. Do not attempt repairs or adjustments.
Use only approved pool toys. Shells, rocks, sand, household toys, and other objects may damage the pool surface, filters, or equipment.
Damage, excessive cleaning, water loss, or service calls resulting from guest misuse will be charged to the guest. Pool technicians may access the lanai during scheduled service.
Canal and Waterfront
The property backs onto a canal. Dock and watercraft access are not included.
Do not swim in the canal, enter the water, access neighboring property, or approach wildlife. Children and pets must be supervised near the water.
Florida waterways may contain alligators, snakes, insects, and other wildlife. Do not feed, touch, or disturb wildlife.
Outdoor Areas
Keep the lanai, pool deck, and outdoor spaces clean.
Do not move indoor furniture outside, use glassware near the pool, hang items on screens, or leave exterior doors open while the air conditioning is operating. Return outdoor furniture to its original location before departure.
Parking
Parking is permitted in the driveway only.
Do not park on the street, lawn, sidewalk, neighboring property, or vacant lots. Boats, RVs, campers, trailers, oversized vehicles, and commercial vehicles require prior written approval.
Guests are responsible for towing charges, property damage, and HOA fines caused by parking violations.
Trash and Recycling
Trash pickup is Tuesday morning.
Place the carts at the curb Monday night. After pickup, return them behind the A/C condenser on the side of the garage, where they are not visible from the street.
HOA fines of up to $100 per day may apply for visible carts. Failure to place carts out, return them after pickup, or follow HOA requirements may result in a $150 Paradise Breeze service fee, plus any HOA fines incurred.
All trash must be securely bagged. Do not leave loose garbage, furniture, hazardous materials, or oversized items beside the carts.
Departure Responsibilities
Before departure:
Bag and dispose of trash
Start the dishwasher with used dishes
Remove food and personal belongings
Return furniture and household items to their original locations
Close and lock all doors and windows
Turn off unnecessary lights and appliances
Leave the home reasonably clean and orderly
Excessive cleaning, improper trash disposal, stained linens, or failure to follow departure instructions may result in additional charges.
Barbecue Grill
Use the propane grill outdoors only and away from the home, screens, and vegetation.
Never leave it unattended. After use, turn off the burners and propane valve, clean the grill, and replace the cover once it has cooled.
Damage or service calls caused by misuse will be charged to the guest.
Air Conditioning, Appliances and Utilities
Keep doors and windows closed while the air conditioning is running. Do not set the thermostat below 72°F.
Use utilities responsibly and turn off unnecessary lights, fans, and appliances when leaving.
Do not tamper with electrical panels, internet equipment, pool equipment, irrigation systems, appliances, or mechanical systems. Damage or excessive utility usage caused by misuse may be charged to the guest.
Furniture and Storage Areas
Do not rearrange furniture, move indoor furniture outside, remove items from the property, or access locked owner or cleaner storage areas.
Guests are responsible for damage caused by moving or misusing furniture, appliances, artwork, televisions, or household items.
Security Cameras
The property has four exterior security cameras located around the home, including the rear covered lanai and exterior side-yard areas.
The cameras are used for property security, safety, maintenance, and occupancy monitoring. There are no cameras inside the home.
Do not cover, disconnect, damage, reposition, or interfere with any security device.
Door Lock and Access
Guests will receive an entry code before check-in.
Do not share the code with anyone not included on the reservation. Close the door completely and confirm it is locked whenever leaving.
Lost keys, unauthorized lock changes, or guest-caused lockouts may result in service fees.
Maintenance and Vendor Access
Report maintenance concerns immediately through the reservation messaging system. Do not attempt repairs.
Management and authorized vendors may access exterior areas for scheduled pool, lawn, pest-control, cleaning, inspection, or maintenance service.
Management may enter the home when reasonably necessary for emergencies, safety, inspections, maintenance, or repairs, with notice when circumstances allow.
Florida Wildlife and Pests
Florida naturally has insects, reptiles, and wildlife. Keep doors and screens closed and do not leave food outside.
Do not feed or approach alligators, snakes, birds, turtles, raccoons, or other wildlife. Report damaged screens, pest concerns, or wildlife near the home promptly.
Ordinary outdoor insects or wildlife are not grounds for a refund.
Severe Weather and Hurricanes
Guests are responsible for monitoring weather and following local emergency instructions.
Do not install, remove, or operate hurricane shutters unless directed by management. Mandatory evacuation orders must be followed.
Weather, hurricanes, tropical storms, red tide, flooding, travel interruptions, or voluntary evacuation do not qualify for refunds unless specifically provided under the reservation terms.
Travel insurance is strongly recommended.
