The estate’s largest suite offers 125 m² on two levels, accommodating up to 6 guests. There are two bedrooms with king-size beds and a double sofa bed in the living room. The spacious lounge features original designer pieces and contemporary urban art. The private kitchen is fully equipped with a dining area. The bathroom includes a bathtub, toiletries, and a hairdryer. Smart TV, air conditioning, WiFi, coffee machine, safe, desk, and premium linens are provided. Breakfast is served each morning, either in the pool-view dining room or in your suite. Guests have access to a 23 m saltwater pool, fenced park, glass terrace, and sun deck.

Ancient Tuscan farmhouse transformed into a resort, located between Pisa and Florence along the Via Francigena. Eight suites from 50 to 125 m², furnished in modern style and decorated with works from Florence’s Street Levels Gallery.



Breakfast included, prepared by a dedicated chef with local products, some from the estate’s garden, served in the pool-view room. Café bar and room service available. 160 m² saltwater pool, open year-round from 08:00 to 20:00, with loungers, solarium, and outdoor shower. Fenced park with olive trees, glass terrace overlooking the Tower of Frederick II.



On request: yoga among the vineyards, in-suite massages, wood-fired pizza class, gelato and painting workshops with wine and coffee, treasure hunt for children. Free trekking on the Via Francigena from the estate. San Miniato is famous for white truffles. Non-smoking, no pets. Electric vehicle charging available for an extra fee.
