The rate includes:
- Utilities: electricity - water - gas for kitchen use and hot water - weekly linen, initial and final

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage caused to the property during your stay (up to the maximum of 1,500.00€ and with the restrictions provided).
- EuropAssistance insurance to cover penalties in case of cancellation of your stay = In addition to health or work reasons that are objectively documentable and not foreseeable at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your traveling companion or a family member; terrorist attack that hit the place of stay.
- Lockdown cancellation guarantee = In the event that you cancel your stay due to lockdowns issued by governments in the 30 days before check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown Italy affecting the area where the booked villa is located (“red” zone or impossible to reach due to official restrictions on free movement); national lockdown of your country of residence; local lockdown Italy in the Municipality or in the area of residence.

The rate does not include: Mandatory extra
cleaning in case of the presence of animals (€50.00 per pet per week or part of the week).

Cottage Dolcevista is a modern stone farmhouse created through the eco-conscious restoration of a former 19th-century hay barn. The renovation preserved original materials such as Chianti stone and exposed wooden beams, while the interiors are enriched with artistic details inspired by the historic Palio di Siena tradition. Perched on top of a hill at approximately 600 meters above sea level, the cottage enjoys stunning panoramic views across the Tuscan valleys, stretching as far as Mount Amiata and Mount Cetona. Surrounded by the peacefulness of nature, it is an ideal retreat for couples or families seeking a relaxing holiday immersed in authentic Chianti landscapes and atmosphere. The property is set on terraced hillside grounds, featuring outdoor paths, steps, and natural level changes that enhance both its panoramic charm and privacy. The panoramic swimming pool, surrounded by greenery, is located on a lower level than the house and can be reached via a short sloping path with natural stone steps. The property is particularly suited to guests who appreciate nature and authentic countryside settings, while it may be less suitable for guests with reduced mobility or families with very young children. Its location makes it easy to explore the Chianti Classico area, with well-known villages such as Castelnuovo Berardenga, Gaiole in Chianti, and Radda in Chianti within easy reach.


Interior:

The cottage is arranged over two levels connected by an internal staircase. The entrance is reached from the park at the end of a steep slope and by climbing three steps. GROUND FLOOR – Living area (overlooking the swimming pool) with sofa bed, TV, thermo-fireplace, dining table, and kitchen; bathroom with shower (no bidet); small storage room used as a laundry area. FIRST FLOOR – Two double bedrooms; one bathroom with shower. The floor is also accessible from the outside (parking area side).


Park:

The Cottage is located in a property that extends for about two hectares of which approximately 2000 sqm form the fully-fenced park (with a two-metre high fence). Around the Cottage, set on a sloping surface, prevails stony ground adorned with flower beds of medicinal plants and succulents. Towards the pool area, based on a sustainable project, singular species of creeping plants have been planted that require dry, sloping soil, thus helping to keep water consumption to a minimum. Areas with ornamental olive trees also alternate. The outdoor dining area, located along the house, is shaded by an umbrella. A few steps away is the fixed barbecue. Access to the property is via a vehicle gate; two cars can be parked inside the fencing and one outside. On request, there is an electric charging station.Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.


Swimming Pool:

The above-ground swimming pool is located in front of the cottage, about 30 metres from it. The path to the pool area is designed with Chianti stones laid in a "lost steps" pattern on steeply sloping terrain. The octagonal pool, measuring 6.40 x 3.40 m with a constant depth of 1.20 m, is lined in PVC and equipped with internal lighting, chlorine purification and a wooden ladder for access to the water. The solarium area, shaded by oak trees, is equipped with sunbeds, deckchairs and a cold-water shower located at the side of the pool. The pool is available from the last Saturday in April to the first Saturday in October.
