Venetian plaster walls, reclaimed wood, and curated furnishings give the home a calm, coastal feel. Four bedrooms in the main house and a fifth in the poolside studio let groups spread out with real privacy. A chef`s kitchen, rooftop grill and fire pit, and EV charging round out a home built for indoor outdoor living.

This Venice home offers a rare combination of space, privacy, and indoor outdoor living just blocks from Abbot Kinney and the beach.

From the moment you enter, a path leads past the front patio seating area to the front door. Inside, a lounge area welcomes you at the entry, and Venetian plaster walls with a light, organic palette carry throughout the home, layered with warm wood tones and earthy textures.

Continuing through the main level, the dining area sits across from the kitchen, which centers around reclaimed railroad wood and leathered stone countertops. The kitchen is genuinely equipped for cooking, with a six-burner range, two dishwashers, a wine fridge, and a built-in Miele coffee system that makes espresso, cappuccino, and lattes from fresh beans. A kitchen island with seating and a dining table for six or more make it easy to gather. Beyond the kitchen, the living room offers a comfortable couch and smart TV, with patio doors opening directly to the pool area. A half bath on this level serves guests.

Also on the main floor, a bedroom with a queen bed and its own full bathroom opens onto the pool area through patio doors, a good option for guests who prefer to avoid stairs.

Out back, a plunge pool and spa anchor the deck, with heating available on request and an electronic pool cover that opens and closes at the press of a button. A traditional Harvia rock sauna sits alongside. Across from the pool, stairs lead up to a separate studio that sleeps two on a queen pull-out sofa, with a kitchenette, motorized shades, smart TV, and a private entrance. Please note the studio has a half bath only, with toilet and sink; showers are in the main house. It works well as a fifth sleeping space, a quiet workspace, or a retreat away from the main house.

Upstairs in the main house, two queen bedrooms sit on either side of the landing, each with its own full en suite bathroom, and one furnished with a TV. The laundry room sits conveniently between them. The primary suite lies just beyond, with a king bed, TV, walk-in closet, and an en suite bathroom with double sinks and a walk-in shower. Please note the soaking tub in the primary bathroom is decorative only and not in use. Air conditioning runs throughout, with a mini split in the studio.

At the top of the home, press a button and the glass ceiling retracts to open the rooftop deck, furnished with a seating area, gas grill, and fire pit. It is a memorable spot for a meal outdoors or an evening by the fire.

The garage includes a simple gym setup with TRX, resistance bands, and yoga mats, plus a Tesla EV charger that reaches the parking spot just outside.



Guests will have access to the entire home, including the poolside studio, sauna, and rooftop deck. There will be no one else on the property, other than the weekly gardener and pool technician, unless otherwise discussed with you in advance.

This home sits on a quiet, tree-lined street in the heart of Venice, one of LA`s most iconic beach neighborhoods. Abbot Kinney Boulevard is a short walk away, lined with boutiques, galleries, and some of the best restaurants and coffee shops in the city. The Venice Canals make for a peaceful stroll, and the beach and boardwalk are easily reachable on foot or by bike. Santa Monica is a 10 to 15 minute drive and LAX is roughly 20 minutes away. Despite the proximity to everything, the street itself is calm and residential.


Most people choose to have a car when visiting Southern California. There are an abundant amount of unique and significant attractions within two hours of this home. If you are an explorer, we recommend a car.

That said, this neighborhood is one of the more walkable and bikeable areas in LA. Abbot Kinney, the canals, and the beach are all within easy reach, and the boardwalk bike path runs along the entire coastline. Uber and Lyft are readily available as well.

This home is registered with the City of Los Angeles Home-Sharing program. Maximum occupancy is 10 guests. All guests agree to follow the City of Los Angeles Home-Sharing Guest Code of Conduct, which will be provided at booking.

Please note the soaking tub in the primary bathroom is decorative only and is not connected for use. The primary bathroom features a walk-in shower, and shower/tub combinations are available in two of the other bathrooms.

Parking is available for one car parallel in front of the garage on the alley side, with street parking also available in front of the home. Please note the garage is set up as a gym and is not available for vehicle parking. A Tesla EV charger is available for the spot outside the garage.

Pool heating is available on request for an additional charge.

There is a 10-day grace period to return any items taken from the home at check-out (keys, garage remotes, etc). Replacement costs will be charged to guests if items are not received within 10 days of check-out.

Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a minimum $250 fine.

Utility Usage: Utilities are included up to the property`s recent average usage. Any excessive use above that amount may result in additional charges. If applicable, payment for utility overages is due within 14 days of check-out.

- Damages and/or failure to pick up after your pet may result in additional charges at check-out. Pets and animals are not permitted at the property at any time whatsoever unless otherwise agreed upon in writing prior to booking. Failure to comply with this will result in an additional charge of up to $1000 and/or eviction without limiting any other legal or equitable remedies available to Owner and/or Company.

- For any items left behind after check-out, guests will be charged the shipping costs and an additional service fee of $25.

- A minimum of $25 will be charged per lost or unreturned keys, fobs, or access cards. Please ensure they are returned before check-out.

- Please note that this is a non-smoking property. Any violation of the no-smoking policy will result in a $250 fine.

- Quiet hours are from 10 PM to 8 AM. Please be mindful of the noise level during these hours to respect neighbors and others in the area.

- Guests are responsible for any damage to the property or its contents during their stay. Any damages must be reported immediately to the host to ensure proper documentation.

- Please dispose of all trash in the designated bins provided. If the trash bins are full, please notify the host for further instructions.

- Any unregistered guests are not allowed to stay overnight without prior written approval from the host. Additional guests may result in an additional charge.
