Dripping Springs Retreat w/Dock, Theatre, Game Room, Hot Tub

Experience the perfect lake getaway at this retreat featuring 3 king beds, bunk room, dock access w/slip, 2 kayaks, partial lake views, a hot tub, private theater room, and fully equipped game room for endless family fun. Spend your days boating, fishing, and exploring the lake, then unwind under the stars at the fire pit or relax in the covered hot tub. Whether you`re gathering with family or friends, this home offers the ideal mix of relaxation, entertainment, and unforgettable lake memories.

This is a one level home with 3 king beds, bunk room with 2 full bunk beds. The master has an ensuite bathroom with tile shower and double vanity. The other rooms will have access to the guest bathroom in the hallway. The theatre room has 4 movie theatre style chairs that recline and a small cocktail table that can seat up to 4 people. The game room is located in the garage area and features shuffleboard, ping pong, 2 arcade games, and foosball.

The dock area is about a 2-3 minute golf cart ride from the home. The dock is private to you and you will have access to the slip, 2 kayaks, and water slide. We include a 6 seater luxury golf cart with the rental so youc an go back and forth to the dock. You can also take your vehicle to a small parking area if you prefer. The golf cart is intended to go back and forth to the dock only. The home does have seasonal water so November-Early April you may not be able to store your boat at the dock but most years you are able to still sit on the dock. You are still welcome to venture to the dock and use the kayaks during this time. The home is not waterfront, but you can see a little water out of the master bedroom window.

-You are 5 min to Twin Creeks Marina and downtown Winchester where you`ll find Walnut Hill Coffee Shop, restaurants, arcade, etc. Walmart, Kroger, and Food City are in the area for your grocery needs.
-Jack Daniel`s Distillery is within 30 minutes where you can take a tour have a tasting event.
-Bear Trace State Golf Course is within 10 minutes of the home
-The home does not include the boat that is pictured in the slip.

The home is located in the quiet and peaceful Dripping Springs community.

There are 2 steps to get on the front porch and then 4 steps to enter from the back porch.

There is a hot tub that is not fenced separately from the home so children should be supervised at all times. Children should be limited on the amount of time they are in a hot tub. Small children should not enter the hot tub at all.

No parking on the road per HOA rules
No parking in grass per HOA rules
Golf cart is intended to go back and forth to the dock only. No drinking while operating the vehicle and no person under the age of 18 is allowed to drive the golf cart.
Please obey all speed limit signs as nieghbors are often walking with pets and children.
Neighbors are close by so we do ask for no loud music or yelling outside as we need to be respectful of their home.
Boat ramp in the neighborhood is off limits and not available for guest use.
