Wake to rolling farm paddocks and a distant lake through floor-to-ceiling windows, then spend the day moving between the in-ground pool and the built-in spa. Slice of Paradise is a modern 4-bedroom home on a rural block at Tikitere, just 15 minutes from Rotorua, sleeping up to 10 - made for a big family or two families travelling together. Open-plan living, a timber-topped kitchen and a covered entertaining deck make the most of the country quiet and the sunset over the hills.
The Space:
Slice of Paradise is built around its view. Every main room looks out through huge picture windows to green paddocks, the neighbouring working farm and the distant hills and lake, so the outlook shifts with the light all day and finishes with a sunset over the water.
The heart of the home is the open-plan kitchen, dining and living area. The kitchen has a generous timber-topped island with breakfast-bar seating, pendant lighting and plenty of bench space, all framed by that same rural outlook. The dining table seats everyone, and the living spaces are relaxed and roomy with leather sofas, a window seat for a morning coffee and warm timber floors. A second sitting room gives the group somewhere to spread out, and heat pumps keep things comfortable in any season.
There are four bedrooms plus a sitting room with a sofa bed. The master has a king bed and opens to the sunset view, the second bedroom has a queen, the third has two king single beds, and the fourth has a king single bed with a single trundler bed - handy for kids. The sitting room at the end of the house has a sofa bed for two more. Three bathrooms, including the master ensuite and a main bathroom with a bath, mean no queue in the morning.
Outside is where the home earns its name. A large in-ground swimming pool and a separate built-in spa sit on timber decking with the paddocks and hills behind. The covered outdoor entertaining area, with its timber ceiling, lounge seating and BBQ, is the natural gathering point for long lunches and evening drinks, with farm animals grazing just over the fence.
Guest Access:
Guests have exclusive use of the whole property - all four bedrooms and the sitting room, three bathrooms, the open-plan living, kitchen and dining, the covered entertaining deck, the swimming pool and built-in spa, and the surrounding lawns. There is a double garage and ample off-street parking at the end of the private driveway. The home sits on a rural block bordered by a working farm, so you are surrounded by paddocks and open space.
The Neighborhood:
Slice of Paradise sits on a rural block at Tikitere on State Highway 30, surrounded by a working farm where cattle and other animals are a regular sight from the windows and deck. It is a peaceful, open setting with wide country views and dark night skies, yet well placed for Rotorua's best-known attractions. Hells Gate geothermal park and mud spa is about 3 minutes up the road, central Rotorua and its restaurants, shops and lakefront are around 15 minutes away, and the highway carries on to Okere Falls - roughly 10 minutes - where you will find white-water rafting on the Kaituna River and the much-loved Okere Falls Store for coffee, craft beer and a bite to eat.
Getting Around:
A car is recommended - the rural setting is part of the appeal and you will want the freedom to explore the wider district. Central Rotorua is about 15 minutes away, with the city's attractions, dining and supermarkets all easily reached. Hells Gate is a few minutes up the road, Okere Falls and its rafting a short drive further along State Highway 30, and Rotorua Airport is close by on the eastern side of the city. A long private driveway with a double garage and plenty of off-street parking makes arriving and unloading easy.
Other Things to Note:
This is a rural property on a working farm, so expect open paddocks, farm animals over the fence and the quiet of the country - a car is needed to get around. The home has a swimming pool and a separate spa; please supervise children closely around both.
