Situated just four homes from the sand, this charming 2BR/2BA single-family residence offers an ideal Newport Beach retreat for families and friends. Enjoy easy access to the shoreline, with the beach just steps away, and the popular 38th Street Park directly across the street. Spend your days surfing, sunbathing, or strolling the nearby boardwalk, located just two blocks away. With inviting indoor-outdoor living spaces and a prime Peninsula location, you'll be perfectly positioned to experience the best of Newport Beach.

LIVING & DINING AREAS:
The living area features high vaulted ceilings, comfortable seating, a streaming TV, a fireplace, a dedicated workspace, and a vintage arcade game for a touch of nostalgic fun. The open-concept layout flows seamlessly into the kitchen and dining area with seating for six. The living room sofa includes a pull-out queen-size inflatable air mattress, providing additional sleeping accommodations for two guests.

The front patio offers an outdoor dining table with seating for six, creating the perfect setting for al fresco meals in the morning or afternoon sun. Additional bistro and bench seating provide plenty of space to relax, unwind, and enjoy the refreshing coastal breeze.

KITCHEN & AMENITIES:
The gourmet kitchen is fully stocked with dishes, glassware, flatware, cookware, and bakeware. Both major and small appliances are provided. Major appliances include a refrigerator, dishwasher, six-burner gas stove with chef-style hood, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS:

ADDITIONAL DETAILS:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Laundry: A washer and dryer are located off the kitchen; laundry supplies are provided.

Parking: Two parking spaces. The covered space on the right side can accommodate a large vehicle. The uncovered space on the left side is suitable for an oversized vehicle or Sprinter van. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
