“Goldilocks” is a delightful double-storey family home in Cowes, a comfortable walk from the Red Rocks Golf Course & Beach, a short drive to the supermarkets, restaurants, and cafés of Cowes and only 5km from the Phillip Island Winery. Boasting spacious Living areas and excellent entertainment options for all ages, some of the many features of this lovely home are detailed below:

Indoor Areas

Upstairs is the beautifully styled open plan Kitchen/Dining/Living area, featuring a modern coastal design with timber flooring, a spacious island bench, and large sliding doors opening onto the expansive Balcony and entertaining Deck, creating a bright and relaxed indoor/outdoor feel. The inviting Living area (with a 55" Smart TV, DVD player, a collection of 50+ DVDs for kids and adults, a selection of board and card games, and a Coonara-style wood heater) provides a comfortable space for the family to gather and unwind. A central hallway leads to Bedrooms 1, 2, and 3, all with BIR, along with the main Bathroom (with bath & shower) plus a separate Toilet.

Downstairs is the spacious Bedroom 4/Rumpus Room (with a 50" Smart TV & DVD player), making it ideal as both an additional sleeping area and second Living space. Also on this level is the Garage which has been converted into a fantastic Games Room (with a pool table, table tennis table, dartboard, and comfortable lounge seating) for hours of entertainment. A second Bathroom (with shower & toilet) is located alongside the Laundry (with washing machine).

Outdoor Areas

The expansive semi-covered front Deck (with a gas BBQ, a large outdoor dining table with 7 chairs, a bar table with 4 stools, and an umbrella) creates the perfect space to relax and enjoy the peaceful coastal surroundings and treetop outlook. Accessible from the upstairs Living area through large sliding doors, the outdoor space offers a seamless indoor/outdoor flow ideal for entertaining, alfresco dining, or unwinding with family and friends.

The home additionally features a back Deck (with seating for 2), as well as a ground floor partially covered Verandah at the front of the property. The delightful fully enclosed rear yard provides plenty of space for children to enjoy. The property also provides parking for up to 3 vehicles (cars and/or a boat) in the driveway.

Please note: The home has an external security camera located at the front door, which does not face any internal private areas.

Kitchen

The fully appointed Kitchen is equipped with cooking utensils, crockery, cutlery, a microwave, a Nespresso pod coffee machine, a toaster, a kettle, and all the essentials for preparing meals, plus a blender, double sink, fridge/freezer, dishwasher, electric oven, and induction cooktop.

Heating/Cooling Systems

There is a wall-mounted reverse-cycle air conditioner in the upstairs Kitchen/Dining/Living room, plus pedestal fans and mobile heaters in all four Bedrooms. The home also features a Coonara-style wood heater (with some wood provided to get you started) in the upstairs Living Room.

Bedding Configuration

This home has 6 beds & 1 mattress accommodating up to 10 guests:

Bedroom 1 (Upstairs): One Queen bed
Bedroom 2 (Upstairs): One Queen bed
Bedroom 3 (Upstairs): One set of Single Bunks & one Single mattress
Bedroom 4 (Downstairs): One Tri-bunk

Bedroom 4 doubles as a 2nd Living area.

Please note: The Tri-bunk has a double bed base with a single bed above it.
The Single mattress in Bedroom 3 can be used where required in the home.

Linen

It is common in the region for some linen to be provided for bookings, and some linen to be available as an optional extra. By default, a booking at this home does not include optional linen (top & bottom sheets, bath towels and pillowcases). What is included are doonas (quilts) with covers, pillows without covers, tea towels, hand towels and bathmats. If you would like the optional linen included in your booking, please let us know, including which beds you would like it provided for. The additional cost would be a one-off charge of $30 per bed - and we prefer 7 days' notice prior to your arrival to get that arranged.

Peak Periods

Please note that during the peak summer period and other peak times, check in times are set as 3pm unless by prior arrangement. Please also note that if you avail of the optional linen hire over these times, it may involve linen being left out but beds not being made up.

Functions, Celebrations and Schoolies

Please note that the home is not suitable for celebrations, parties, or large events. The home also does not take bookings over Schoolies, irrespective of whether school-leavers are part of the official Schoolies Program. All bookings are subject to approval, pending Guest verification process. Local council restrictions are in place for this property, and compliance is mandatory.
