• While the home is regularly treated for pests, they are common in Florida, especially near the water, and sightings may occur. Refunds are not provided for pest-related issues.

• If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance. Refunds are not provided for weather-related disruptions.

• Construction or renovations may occur in the nearby area without prior notice to us.

• Extra supplies may be available upon request, but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need.

• Amenities are controlled by the HOA and not us (e.g. pool), and so we cannot guarantee they will always be available (sometimes the HOA closes for maintenance/cleaning). We do not issue refunds for amenity-related issues.

• Please note that normal wear, minor imperfections, or pre-existing cosmetic marks may be present throughout the home due to regular use. We maintain high cleaning standards and ensure the property is fully cleaned and prepared before each stay.

Guests will have private access to the entire home, including all 8 bedrooms, 8.5 bathrooms, a private pool, a hot tub, a game room, a theater room, outdoor living spaces, and driveway parking. As guests of Reunion Resort, you'll also have access to:

• 8 resort-style community pools

• Fitness center

• Playgrounds

• Resort restaurants, café, and gift shop

Please note: Access to the Reunion Resort Water Park and golf courses is not included with this reservation.

• Grocery stores, restaurants, shopping, and essentials are all within a short drive.

• Uber, Lyft, and other rideshare services are readily available in the area.

• Orlando International Airport (MCO) is about 30–40 minutes away.

Important Information:

• Damage Waiver: Every reservation includes our Damage Waiver Program, covering up to $500 in accidental damage to contents (e.g., linens, towels, glassware).

• Grill Information: A propane grill is available. Propane levels are not guaranteed; guests are responsible for refills/exchanges. We reimburse one refill/exchange with a receipt.

🐜 The home is regularly treated for pests. However, due to Florida's warm climate and proximity to the water, occasional pest sightings may occur despite routine treatments and do not necessarily indicate an infestation. Refunds or compensation will not be provided for occasional pest sightings.

Please note that certain circumstances beyond our control may occur during your stay, including severe weather, citywide power or internet outages, construction or noise outside the property, temporary amenity closures, utility or municipal repairs, or activities taking place on neighboring properties or units.

While we make every effort to ensure a comfortable stay and will assist whenever possible, these situations are outside of our control and are not considered property-related issues. As such, refunds, discounts, or compensation cannot be provided for any inconvenience resulting from these circumstances.



• Additional Supplies: Extra supplies may be available upon request but are not guaranteed. Grocery and convenience stores are located nearby for anything additional you may need. Towels are provided for approximately 2–3 days; please use the in-unit washer/dryer to refresh them.

• Repairs and Maintenance: Guests agree to report issues promptly. No refunds/credits for mechanical failures, utility interruptions, maintenance issues, or construction activity.

• Items Left Behind: A $35 service fee plus shipping costs apply for return requests. We are not responsible for loss/damage after departure.

• Travel Insurance: If booking during hurricane season (July–November), we strongly recommend purchasing travel insurance, as refunds are not provided for weather-related disruptions.
