Upstairs, the bedroom suite comprises a spacious room, private entryway, and private bath. The main room of the bedroom suite provides a queen bed, a seating area with chaise, chairs, and accompanying tables. Linden Tree boasts lots of storage with a double-sized closet and 2 bureaus. Linden Tree Suite offers comfortable workspaces with a desk and chair both in the bedroom suite and in the main living level.
Stepping out from the Carriage House at Linden Tree Farm, visitors stroll along High Street, Newburyport`s mansion row. High St. is an architecture buff’s joy ride with Federalist, Victorian, and Empire style mansions leading to Newburyport`s vibrant downtown. Newburyport has been awarded a best place to live, and many `Best of North Shore` (BONS) awards for its excellent and varied restaurants, pubs, museums, boutiques, theater, and festivals.
For a respite from the vibrant city life, one can take the paved rail trail that leads directly to the scenic River Walk Park that meanders along the Merrimac River from Amesbury to Plum Island. The Scenic Essex Byway traverses Essex County`s municipalities showcasing historic, maritime, and coastal venues. Nearby, the outdoors beckons: Plum Island for local wildlife & bird watching, Parker River for water play, or beach combing along Plum Island or Salisbury beaches. The Parker River National Wildlife Refuge attracts bird watchers from near and far.
Linden Tree Carriage House provides an excellent location for exploring beyond Newburyport. Linden Tree is a short drive to Plum Island, Salisbury Beach, and other North Shore venues: Gloucester, Rockport, Salem & Marblehead. The commuter train is a 2-minute drive and provides relaxing train access to all the coastal cities from Newburyport to Boston.

1) Respect Quiet Hours: Quiet Hours are dictated by local rules and ordinances. Unless specified otherwise, quiet hours are between 10PM and 8AM.
2) Not Host Events or Parties: without express written approval from your Warm Welcome host, do not host any parties or events.
3) Follow the Law: do not do anything illegal.
4) Respect Boundaries: Do not encroach into the neighbors’ space, including but not limited to yards, gardens, decks, patios, and parking spaces. Do not use neighbors’ amenities or take neighbor’s property, such as furniture, grills, pools, spas, etc.
5) Follow Parking Instructions: Please follow all parking instructions and only use those spaces allotted to this accommodation.
Respectful Visitors: remember you are renting a private home; please treat the home with respect:
1) Prudent Use: instructions on how to use appliances and amenities are provided. Please use all items for their intended purpose. Please contact your Warm Welcome host if you have any questions.
2) Use of Wi-Fi & Internet: guests agree to use the network for legal purposes only.
3) Be Neat and Caring: please do pick up after yourselves; put trash and recycling in proper bins, do the dishes, use coasters, and leave the furniture in place.
4) Park in Designated Areas: Please do park in driveways, parking areas, and garages. Please do not park on lawns or in gardens.
5) Do Not Smoke or Vape: smoking or vaping of anything: cigarettes, pipes, cigars, or marijuana, requires special costly remediation to remove the aroma – please help us to help you avoid this cost.
6) Be Careful: where there are wet area amenities such as waterfronts, docks, pools, or hot tubs, please take care to secure the areas and take appropriate precautions.
7) Return Keys/Passes/Remotes: please return items as described in Check-out instructions.
Violating any Good Neighbor or Respectful Visitor policies is grounds to end your stay, immediately without refund.
