Sabal Spire guests have access to the Alerio community amenities, which include:

Sabal Spire guests have full access to the condo with the exception of the owner`s closet.

Between March 1 and October 31, Sabal Spire has one reserved parking spot (marked C402) on the Alerio grounds. If your party has more than one vehicle, paid parking is available at the Geronimo RV park one block away.
Between November 1 and February 28, Sabal Spire guests may park a second vehicle on the Alerio grounds. Parking during this time is not reserved.
All vehicles parked on site must have a parking pass displayed on the dashboard.
Please take a moment to review our rental policies to ensure that everything is in order for your upcoming trip. Your advanced payment substantiates your acceptance of, and agreement to, the following policies and procedures.
RENTAL CONFIRMATION. Please sign and email back the confirmation within three (3) days of the booking date. In the event the form is NOT received, your reservation may be canceled. Occupancy of the rental residence will not be granted without a valid, signed Rental Contract in our files. By signing this agreement, you waive your right to dispute this agreement and policies.
DEPOSIT. An advanced deposit of 50% per reservation is required at the time you book your vacation. This payment is applied toward the total cost of the reservation. If you are making your reservation within thirty (30) days of arrival, the total balance must be paid at the time of booking.
FINAL PAYMENT. The balance of the reservation is due 30 days prior to your check-In date. Final payment must be processed by the due date indicated on your confirmation or before.
CANCELLATION AND REFUND. The cancellation and refund policies are as follows:
· 60+ days before check-in: 100% refund.
· 30-59 days before check-in: Deposit non-refundable but any payment in excess of deposit will be refunded.
· Less than 30 days before check-in: No refund except for qualifying events below. The refund amount in such cases is determined by the rent for the number of days reserved minus the number of days used plus taxes and fees.
o A mandatory evacuation at your destination due to adverse weather or natural disasters. The evacuation order must include the geographic location of the Alerio condominiums.
o The interruption of water, electric or sewage service(s) at Sabal Spire, for more than 48 hours due to adverse weather or
natural disaster.
o A prohibition of vacation rentals issued by state or local authorities.
Required documentation must be provided in order to receive any refund.
RATES. Prior to booking, published rental rates are subject to change without notice. We reserve the right to correct rates that may have been misquoted due to human and/or computer errors.
DAMAGE. A damage protection deposit is not required for approved returning guests, but you are still legally responsible for any damage to the property. If there is any damage, you will be charged for the full cost of the damage. Violations of the No Smoking, No Pets, or No Parties policies will be charged up to $1000.
ADMINISTRATIVE PROCEDURES. The Guest must report any issues with loss or damage to the unit or its contents immediately to the Sabal Spire management team. Representatives of Sabal Spire have ultimate administrative authority.
HOUSEKEEPING SERVICE. The reservation includes housekeeping service upon departure. Linens and bath towels are included for your use while in the unit and are not to be removed. In accordance with CDC guidelines all linens and towels will be laundered before your check-in, including comforters and blankets. The property will be stocked with an initial complement of trash liners, toilet paper, bath soap, and dishwasher soap. Please note that this is only a start-up kit and you may need to replenish your own supplies during your vacation. Our goal for your vacation rental is to be clean and ready for your arrival; if you have any issues please call Sabal Spire within 24 hours of your arrival. We will send housekeepers back over for all legitimate issues. No refunds or rate adjustments will be given for housekeeping. If your residence requires additional cleaning beyond routine departure housekeeping service at check-out, you may be subject to additional charges ranging from $50 to $1000. Towels, sheets, blankets, linens, and furniture may not be removed from the property.
AGE REQUIREMENTS. We do not rent the property to anyone under the age of 25. The minimum acceptable ratio of occupants in our rental units is one (1) person over the age of 25 for every three (3) persons under the age of 25 occupying the rental property except during Spring Break. During Spring Break (from first weekend of March through third weekend of April), the minimum acceptable ratio is one person over the age of 25 for every two persons under the age of 25. Renters who violate this policy are subject to immediate eviction and forfeiture of all rental payments.
NO SUBLETTING. Your reservation is not transferable to any other party.
OCCUPANCY AND MAXIMUM GUESTS. The maximum number of guests per residence is limited to the actual sleeping capacity of eight (8) overnight guests. Children of any age count as overnight guests. Guests who exceed the maximum occupancy are subject to extra fees, eviction, and forfeiture of all rental payments. The allowable occupancy for the rental residence is based on the following sleeping arrangements: 2 people per king bed, 2 people per queen bed, 2 people per sleeper sofa, and 1 person per bunk bed. The renter must closely and personally supervise all occupants of a property under the age of 25 years.
In accordance with Florida State Statute 509.41, reservations made under false pretense are null and void and check-in will not be allowed, and/or guests will be forced to vacate the residence. This policy includes reservations made by parents or guardians who do not check-in, and/or who leave overnight during the length of the stay. No refunds will be given for reservations made under false pretenses.
CONTACT-FREE CHECK-IN. We will email our guest guide to you three days prior to your scheduled arrival date provided your balance has been paid in full. You can go directly to your rental residence without having to stop by an office to check-in. The day before your arrival, you will receive an email containing directions, access codes, and details on how to access the residence. In the peak months, you may need to check in with the security guard at the gate and provide your unit number, cell number, and license plate number of the car that will be parked onsite.
CHECK-IN AFTER 4:00 P.M. Check-in time is after 4:00 P.M. All times listed are in the Central time zone. There is a possibility that your vacation rental check-in may be unavoidably delayed due to cleaning or maintenance issues, particularly as we strive to disinfect all surfaces properly. Your patience will be appreciated in these circumstances. We will do our best to notify you ASAP if the unit will not be ready by 4:00 P.M. If your unit is ready early, we will send a text to notify you that your door code is now active. No refunds will be provided for delayed check-in from cleaning or maintenance issues.
CHECK-OUT BEFORE 10:00 A.M. Checkout time is 10:00 A.M. and must be observed so the unit may be cleaned for the next guest. Everything must be removed from the unit as your door code will cease to function.
DEPARTURE RESPONSIBILITIES. It is your responsibility to leave the rental residence reasonably clean and in damage-free order.
Additional cleaning charges may apply if the unit is not left in reasonable order. Please discard all items from the refrigerator, clean off all food from kitchen utensils and cookware, and start the dishwasher upon departure. Trash must be secured in a plastic bag and disposed of in the conveniently located trash chute or designated dumpsters for larger trash. No trash or food items should be left inside the unit.
