A Home to Relax and Unwind
The studio has a fresh, just-finished feel, with pale oak-effect floors, crisp white walls and a mustard velvet sofa that lifts the open-plan living space. A wall-mounted Smart TV with Netflix sits opposite the sofa, sheer curtains frame the French doors onto the lawn, and a portable fan keeps things comfortable in warmer months. Electric wall-panel heating and heated towel rails handle the cooler ones.

• Bedroom: Quiet bedroom with a comfortable double bed, padded headboard, bedside drawers and a garden-facing window with curtains.

• Bathrooms: Main shower room finished in marble-style tiling with a walk-in shower enclosure, vanity sink, WC and anthracite heated towel rail. Second shower room in soft grey tiling with sink, WC and chrome heated towel rail, handy for groups sharing.

• Outdoor space: Shared lawned garden with outdoor furniture, accessed directly from the lounge and kitchen.

You are on a calm residential street in Hove, with leafy roads, easy bus links into central Brighton and the South Downs a short drive away. Hove`s Church Road shops, cafés and restaurants are around 10 minutes on foot, and the seafront lawns and beach are a relaxed stroll or quick bus ride.

Good to Know Before You Book
A few practical notes so there are no surprises on arrival:

• The studio is a self-contained ground floor space tucked behind the main house, so the footprint is compact and cosy rather than spacious.
• The garden is shared with the host, who lives in the main property on the same plot. The interior of the studio is entirely yours.
• Heating is electric via wall-mounted panels, and the shower in the main bathroom is an electric shower.
• There is no air conditioning; portable fans are provided for warmer nights.
• Self check-in is via a key safe by the front door, with the gate code for the driveway included in your arrival instructions.
• Quiet hours apply between 10pm and 8am out of respect for neighbours.
• No pets, no parties, no smoking anywhere on the property.
• Please remove shoes indoors to help keep the floors clean.

Extra charges
A few optional extras can be added after booking, subject to availability: late check-out up to 2 hours for £20, hot tub use at £50 per stay, breakfast at £10 per guest, and home-prepared meals including fresh juices and non-alcoholic drinks at £20 per guest. Contact the host after booking to arrange.

Booking policy
A £50 security deposit is required for this stay. We reserve the right to charge the card on file in the event of any damage or excessive mess. Please take care of the property and leave it tidy at the end of your stay.

Full payment is due 30 days before arrival and will be automatically charged to the card on file. If payment fails, it must be completed within 24 hours or the booking will be cancelled. Early payment is allowed; card fees up to 3 percent are non-refundable if cancelled.

Cancellation policy
Full refund if cancelled 30 or more days before arrival. Fifty percent refund if cancelled fourteen to thirty days before arrival. No refund if cancelled within fourteen days of arrival.
