Villa 2F Fiorini – elegant villa with a private pool in Istria, near Novigrad, ideal for seaside holidays, families, and groups of friends. Surrounded by Istrian nature, it offers the perfect balance of privacy, modern comfort, and proximity to the beaches.
The villa is located in Fiorini, in a quiet yet strategic position: supermarket 2 km away, restaurant 400 m away, and beach only 2 km away. Novigrad, with restaurants, bars, and tourist attractions, is easily reachable in just a few minutes by car.
Outside, guests can enjoy a private swimming pool with sun loungers and umbrellas, a fenced garden, a furnished terrace, a barbecue area with table and benches, a relaxation area, and private parking for 2–3 cars.
Amenities & comfort: Wi-Fi, air conditioning throughout the villa, TV (1 on the ground floor, TV in each apartment on the first floor, and TV in the bedroom on the second floor), safes in all rooms, washing machine, iron and ironing board. Bed linen included and 2 bath towels per person.
Fully equipped kitchen: on the ground floor, main kitchen with dishwasher, oven, microwave, fridge with freezer, electric hob, kettle, and complete utensils. On the first floor, each apartment has its own private fully equipped kitchen.

The village of Fiorini is the ideal place for those seeking tranquility and an authentic Istrian atmosphere. Surrounded by greenery, vineyards, and olive groves, it is far from traffic and summer crowds, yet close to all main services, reachable in just five minutes by car. In the village, just 100 meters from the accommodation, there is a children’s playground, perfect for families. You will also find a renowned fish restaurant with fresh local specialties and a pizzeria for pleasant informal evenings.
The nearest beach is in Karigador, just 2 km from the house. It is a rocky beach partly equipped with concrete platforms, with crystal-clear sea ideal for swimming and sunbathing. Along the coast there is a pleasant promenade, and in the village there are a grocery store, bakery, and bar—everything needed for a relaxing day by the sea.
On the other side of the same bay is Dajla, about 2.5 km from the apartment. Dajla offers pebble beaches and areas with concrete platforms, a quiet and more shaded environment, ideal for families and those seeking a more private and natural atmosphere.
For those seeking more activity and services, there is Novigrad, a charming coastal town famous for its picturesque old town. Narrow stone streets, ancient walls, and a romantic seaside promenade create a typical Mediterranean atmosphere. Here you will find supermarkets, small shops, excellent restaurants, ice cream shops, bars, and numerous activities for both children and adults.
Not far away is also Brtonigla, a small village known for its excellent wines, olive oil, and local gastronomy. Surrounded by vineyards and wine roads, Brtonigla is perfect for an evening walk or for tasting traditional Istrian specialties in an authentic and relaxed setting.

* Smoking is allowed only on the balcony or outdoor areas; smoking inside the accommodation is not permitted.
* Dear guests, we kindly ask you to:
- respect the neighbors and behave calmly and discreetly, especially at night or during the afternoon rest period;
- switch off the air conditioning, washing machine, and dishwasher when you are not in the accommodation for safety reasons;
- use the accommodation equipment with care;
leave bins empty and wash used cutlery and kitchen utensils;
- report any damage caused: after evaluation, the owner will request payment in cash before departure;
inform the owner of the expected departure time one day in advance to arrange key handover.
