You will enjoy the tranquility of the Ardèche garrigue, just a stone's throw from the attractions of the Rhône Valley. The villa, with its Provençal and exotic touches, welcomes you to an idyllic setting in the hills above Le Teil. On the first floor, you will find: - A large living room with a fully equipped kitchen (hob with extractor hood, refrigerator, oven, microwave, dishwasher, kettle, (toaster and Nespresso coffee machine) open to the dining room and living room equipped with a large sofa and a flat screen TV. - A bathroom with a walk-in shower and double vanity. - A separate toilet. You will sleep in rooms all equipped with air conditioning: - Bedroom 1: a large 22 m² bedroom, equipped with a 140 cm bed, a baby cot and a television. - Bedroom 2: a large 18 m² bedroom with a desk area, a 140 cm bed and a Television. - Bedroom 3: a large bedroom of 23 m2 with a recreation area with sofas and chairs and a 140 cm bed. The floor consists of: - A master bedroom of 25 m2 with a 160 cm bed and its own bathroom with a toilet, shower and bathtub. A television is also located in the room. Annex: By the pool, you will find the annex which contains the fifth bedroom. Here you will find: - A 140cm mezzanine bed. - A kitchenette. - A bathroom with toilet. - A sauna. • Exterior: The exterior is arranged in two parts - The upper level features a large dining area and a large garden with views of the Rhône Valley. - The lower level features a swimming pool (approximately 70m²), a summer kitchen, a jacuzzi, and another dining area for your outdoor enjoyment. • Parking: Several free parking spaces are available on site. • Courts: A pétanque court and a ping-pong table are available behind the house. • Location Located in the hills above the town of Le Teil, you can enjoy an idyllic setting while having quick access to all amenities. Located 15 minutes from Montélimar, considered "the gateway to Provence," 50 minutes from Valence to the north and 1 hour from Avignon to the south. You will also find the villages of Rochemaure with its Himalayan footbridge and volcano, Sceautres with its basalt neck, and Viviers with its cathedral, all within 10 minutes. Within a 30-minute radius, on both the Ardèche and Drôme Provençale sides, you can visit caves, castles, and villages. Perched high up, steeped in history. Go caving; try paragliding; Go horseback riding, quad biking, or buggying. Canoe down the Ardèche Gorges from Vogüé or Balazuc. Cycle through the vineyards and take one of the most beautiful cycling routes in Europe, "La Dolce Via". Visit numerous artisan workshops and agricultural producers, or hike to discover nature and historical sites, etc. Just an hour away, you can also visit Vallon Pont d'Arc and the Chauvet Cave, go canyoning, and try via ferrata. You will have access to the entire house except for the Garage. Other remarks: Bed linen and towels are provided. Cleaning is also included. The garage is not accessible. Air conditioning is available in all rooms.
